Where is your job? That is the most important question to ask. It doesn't matter where you live in the Valley. If my job is on the west side, I'm living in Goodyear not Scottsdale. There are nice communities with good schools all over the Valley. You might have to pay more to live in the nicer community in those areas but that's the price you pay.

No. Great area. There is not quite as much shopping/dining etc as you might find in cities that are further along the development path than Goodyear is, but there is enough to keep most folks happy and more is on the way.

And, as you mentioned, the prices (and mortgage rates) in this area are currently quite reasonable.

We live in Morada -- just off McDowell between Pebblecreek and Sarival.

As is true in any new area, there is much to adjust to. For us it has been the heat (and actually the cold) as the biggest adjustment. But we were also a little taken aback by the sales tax rates -- both state and municipal.
Old Dude Don, I currently live in HI, too - and my husband and I are seriously considering moving to Goodyear. How have you found the schools compared to HI? What's the sales tax rate that you speak of -- I haven't heard the % before.

How's the adjustment to dry heat vs humidity?

Would love any insight you have...

Default No condos in Goodyear

I have lived in Palm Valley for over three years and am not aware of any condos or townhomes here. All I have seen are houses.

If this is incorrect, please tell where the condos are. Palm Valley/Goodyear are very good areas with low crime rates.

Sorry, I haven't been to the forum for a couple of weeks -- so, I didn't see this.

Don't know about the schools -- we're retired. The reputation is much better than Hawaii's though for public schools.

Sales tax in Goodyear is 10%. There's a 6.5% Arizona sales tax then the county and local municipality both add on to that. So, it varies from town to town. And, the greater Phoenix metro area is made up of many (10+) towns that seem to be no more than neighborhoods -- but, are actually incorporated municipalities. Goodyear, Avondale and Litchfield Park, for instance, pretty much all run together -- but, the sales tax rates are quite different.

What they say about dry heat is true -- it is much more tolerable. BUT . . . once you hit 105 or so degrees. It's really, really hot. We suffered horribly last summer (or first), but will do better this year -- partly because we no more what to expect and how to adjust (somewhat). The dryness itself has been at least as serious a shock as the heat. We are still suffering a lot with skin issues from the dryness.

Hope this is helpful.

My folks and my sister live in Palm Valley, and they both like it a lot. They aren't big fans of the areas south of I-10, for what it's worth. Occasionally my folks wish they lived in an area with more retirees (like Sun City - bonus being lower property taxes), but the trade off is living closer to extended family, and being in a more age-diverse area, for better or for worse.
