I wasn't questioning where you used to live, but when you used to live there- srp is known as being the cheaper utility (but the service area is smaller), and I can remember at least 3 rate increases with aps in the past 4 years. Since 2001, I'd expect there might have been 10 increases...

That could very well be, but I can tell you that Nevada Energy charges more per kilowatt than either APS and SRP and I still keep my energy bills low while keeping a 74-75 degree temperature in the summer by having a small place. That was my main point. And yes, I do realize that there have been multiple rate increases since I left Phoenix, so I will admit my 2001-2004 figures on my former house would be a little higher now.

Good one Vegas, but most people like myself, move to Phoenix because big homes with 3 garages and pools are affordable . Well and of course other factors like... uhmn... NO SNOW TO SHOWEL!!!!

Buying a big house and expecting small cooling bills is about the same as expecting good gas mileage from a big SUV. You want 4000 square feet, you better plan on a huge bill in August.

All of this brings one to the conclusion that utility costs in an extreme climate like Phoenix will make you $$$$ dearly during the summer, no way around it.

Too many other variables involved in how bad the utility costs will be, as this depends on the age of the home, location, window types, insulation, A/C setup, pool, etc.

It would be safe to estimate that $300 - $500 a month average during summer (June - October) for electric costs.

I am not expecting small electric bills Ponderosa . Based on my electric bills sofar, there is no way it will be $800... that's all.

Which is amazing considering the abundant sunshine in the great state. Of course, if no thought is given to passive solar orientation or building a home for the local environment, then yes i see the high bills. In all honesty, the majority of homebuilders do not give any thought to energy efficiency in a house. So much could be done.

I suspect the lack of hydroelectric power is another factor. Kinda dry in AZ.

I would try to buy a home with loads of insulation and triple glazed windows,,and dont forget some sort of shading in the summer months.

The problem, is that real energy efficiency costs money. If a builder builds a really energy efficient home, the home buyers will buy another similar size home with similar features (not including energy efficiency) in the same general area at a much lower price instead.
