Hi just wanted to let you know it is a beautiful place to live and for $81 dollars a month you get basic cox cable TV all kinds of amenities sports and activities for the children, you can check it out on line at www.anthemmr.com
It is a tough commute into Phoenix, but they are working on some road improvements, and stores will soon be open in the area,I think it will be a great investment for the future,I saw what Anthem north did in a short time.

I will be buying in Anthem at Merrill Ranch very soon. I am keeping a very close eye on the prices... Pulte and Del Webb both lowered their prices $10K- $20K on all of their homes just last week.

This is what we are also doing, keeping an eye on prices. We have pretty much decided to make the move it is just timing.
We are familiar with the area as we used to live in Goodyear. We moved to Texas 4 years ago are are tired of the humidity and the ridiculous property taxes.
Thanks to everyone that posted for the great info. I have been in touch with Pulte at Parkside and I believe that will be the choice.
Next step is to make the trip to see it in person and finalize the decision.
We are holding off on listing our house here as the market is very good and a sellers market. It will probably sell quick so we need to get out options in order.
Thanks

I would assume that you are also figuring this into the affordability equation for your mortgage. I think that is really steep for the price range of the houses. Of course I haven't had to pay an H.O.A. for a while and when I did it was less than half of that. I also guess it is based on what amenities are available in the community and this one seems to have quite a bit of nice amenities. Still.......
I don't think it is steep because right now I am paying $35 for a gym membership and $44 for cable. The fitness center offers much more than the gym I currently go to, such as many more machines and a lot more free weights. Also, the golf course greens fees are half price (or thereabouts... a big reduction) for Anthem residents. So, for me, I am paying the same monthly cost where I am now, but I will get many more amenities in Anthem. The only thing I do not know is what is included in their basic cable package.

Yeah. It will really be fun. When the house sells, load the U-Haul, drive 3 days, if the house is not ready, rent a place, then get ready to move again when the house is ready.

I wish they had a spec for the model we like, but wont happen

See you in AZ

I know Pulte keeps dropping prices but they are also taking out some of the options so when you start adding up all of the options you end up going up in price several thousand, but they are being competitive with todays market and surrounding area.Unfortunaly my wife got a transfer,so now we have to either rent out our 5 bedroom home or try to sell it,I will definatly miss the community and all that it has to offer.

Sounds like a plan. How long did Pulte tell you the typical build time is? I am thinking 6-9 months?

Default not quiet for long

Anthem in meryll ranch is really nice, the mountian views especially in the morning are very nice. One thing to consider is that if you like summer rain, this part of the (on going phoenix metropolis) is the wettest. The summer storms pass over and by this area the most frequent and is also cooler as a result. They are also planning a north south freeway sometime soon that will link the 60 freeway in A.J. to I-10 to the south in Picacho. Because of this Coolidge is planning a regional mall next it.

But as far as pulte and quietness goes as someone mentioned a few posts above, it wont stay quiet for long. The growth in this part of the phoenix metropolis is ""METAMORPHIC" because of the cheap land prices.
Hunt highway all the way from queen creek to florence was (about 10 years ago) a desolate road meaning nothing on both sides all the way except for a few pieces of farm land and of course, desert. BUT NOW!!!!! there is "bumper to bumper" subdivisions on both sides for just about the entire distance.

Now coolidge is even becoming a suburb of Phoenix.
