Pimco Housing Bear Kiesel Says It

Obviously, this isn't specifically about Phoenix, but it should be, because this is exactly what is going on here.

The bears are finally seeing the light at the end of the tunnel.

I dunno. There was a talking head on CNBC today who said that buying a home was a terrible mistake and that if you bought one in Phoenix you'd better plan on staying there the rest of your life because you would never be able to sell it.

Why would he say that? Is there something different about Phoenix compared to other cities

My seller would probably disagree with the talking head.

I put his home on the market on Tuesday at $289,900, #4752625, stating that showings can begin on Thursday. Thursday we had 5 showings with one offer that night over list price, and it was accepted a couple hours ago. It is now off the market, Pending.

The buyer would probably also disagree because have been looking for the right home for some time, and when this one popped up, they knew that in it's condition it would sell fast.

Yes, those who read and understand the Phoenix data know.

1. As a trader, Bloomberg was once a very reliable news source, now more like CNBC: not as useful.
2. As many have seen and spoken about here, the Phoenix area IS different. And as many do here, they follow actual activity and this area is HOT. Now, back in my old New England neighborhood, the news is not so hot unless one considers heat to be rising property taxes forcing owners to sell at below tax appraised values. The high property tax states have a long way to go.

Burning - not everywhere is cold in the NE. I posted a link to my brothers house in Boston in another thread. 1000 sq ft, but admittedly nicely redone inside. Listed it on a Tuesday for 339K, open house on Saturday with a full price offer. Pending now.

It's picking up in a lot of places, and just as it is here, the media is far behind in the reporting.

On an agent forum, I hear them talking about a lot of places throughout the country that are improving.
