I called Fulton at Ironwood Crossing to check on lots. Another thing I found today is Providence is having problems with water lines busting under driveways in Castlegate and they are not standing behind them since the plumber that done the work is out of business now and the homeowners are left holding the bill of around $1200-1500. OUCH.

If it is any help, what you are calling a "quarry" is generally referred to as a sand and gravel pit in these parts. They "mine" aggregate from the river/wash bed deposits, crush it and make concrete. This is a noisy and dusty process. S&Gs are among the worst offenders in the particulate pollution struggle. The Maricopa County air quality department might be able to give you an idea of how bad or good this one is. They license, regulate and inspect them.

Thank you for the insight into what a quarry is out there. I thought I might be a gravel pit and from what I remember growing up is they are DUSTY and we were in the Midwest and dusty is not normal there for sure. Since the location is in Pinal I am assuming that I would call Pinal county.

I can't imagine buying a home/lot without checking it out in person. Why would you not go out yourself? To rely on the feedback of others doesn't seem like a great idea to me, especially when so much money is at stake. I would go in person, look at the lot, drive the area, talk to neighbors in the development, and just hang out there at different times of day to get a feel for it.

Do NOT rely on what the builder sales person tells you. They have an agenda - to sell homes, which doesn't always mean being entirely honest. I've heard countless stories of builder sales people telling customers what they want to hear just to sell the house. If it's not in writing, they can't necessarily be held accountable. We experienced that with a house we bought a few years ago. Thankfully it wasn't a terribly important issue. But your situation is a big issue, and I definitely wouldn't rely on the salesperson for subjective information like dust, road traffic, etc.

Finally, I would say that if you're reconsidering the purchase, a potential buyer will do it too when you try to sell. Obviously many people aren't bothered by the quarry since the builder has already sold homes there. But I, personally, would not buy a home so close to a quarry. If resale is a concern of yours, I'd think hard about the purchase. Location, location, location...
