Sablebaby, I believe his point was that there is no "set" amount. We must be careful with the semantics because it can be construed as price fixing which is illegal. A listing agent can offer what ever they like to the buyer agent. Today it is not uncommon to see 4% or even 5% for the buyers agent, or 3% plus a bonus for a purchase by a given date.

A realtor is required to show properties to their client that meet their needs regardless of the commission offered by the listing agent. I would never refuse to show a property to my client because the commission offered was less than 3%. If they don't do that, then they are violating their agency duty of loyalty, and not obeying the legal instructions from their clients.

Thanks again for the replies - sounds likes Phoenix brings the contaversy out of people! You like it or you don't.

I've seen a lot of lakes (or ponds) and rivers in Phoenix. Are they man-made? Do they dry up?

Does it get people down when you don't seen many trees or grass?
