Hello - there has been much talk on this board with regards to new home builders and their incentive packages - would someone mind please recommending a builder if they have had a good experience? Also - on average, how long does it take from time of purchase to the move in date (6 months?).

I've always had a GREAT experience with Centex. JD Power gives them one of the highest ratings. My clients are happy as they stand by their work with a warranty that covers EVERYTHING for two years and is extended beyond that for major work(foundation). This is standard to have a warranty, but they never fuss about fixing items, and many home builders' initial warranty last for the first year only. It pays to have that extra year because life gets busy and something always comes up. I bought my home from Centex and would do it again.
Incentives will vary between builders, just get out there and talk to the sales people to get a gauge. They'll tell you, and you will get a feel for which community you like. Incentives are always changing. It does take about 6 months or so to build once the agreement has signed. |

What about spec homes? If a builder is trying to unload a few already built homes, would they consider making a few changes on a already finsihed home to suit? Changing paint color, flooring etc? : ) |

We chose an Engle home, and are very happy with our experience with them. We've also heard good things from our friends here that have Shea, TW Lewis, Maracay, and Cachet homes.
About build time, I've heard that 6 months or so is the norm right now. About spec home changes and incentives, I don't know much about that because we're not buying another home right now as we plan to stay in our current one for a long time. I have heard that the builders are changing their incentives frequently. |

Shea Homes is having a great end of the year sale and I would imagine the other builders are doing the same thing to get rid of the inventory. We have a Shea home and have been very happy here. You can Google Shea Homes and Engle to see what communities they are having fire sales at.

A town home in N. Peoria by Trend. Some homes in Queen Creek are in your price range as well as Maricopa and perhaps Buckeye.

I've seen on realtor.com lots for sale in the Surprise area. Looks a little ways out - but we don't mind. Are they still building out there?

Surprise is a very nice city. It does take in quite a large bit of land. There have been tons of investors going in Surprise and I think that is why there are so many resales now. I would go there over Queen Creek or Casa Grand.
