Everywhere I go there are tons of houses for sale. How long has your house been on the market? I'm in Central Phoenix and want to list my house in the spring to move in the summer. Now I'm worried with so many house on the market that we won't be able to sell. Is the spring a good time to list? Does anyone have an amazing realtor that they would recommend for this area?
We are not historic yet but the paperwork is in. I'm hoping that people will want to live near the light rail once it's completed(huge mess right now!).

Spring is usually a good time to sell a home. However, sometimes it's just luck that a buyer comes along just as you have placed your home on the market.
It takes several things to get a home sold in this market, which has a 16 month supply of homes, as opposed to a normal market with a 6 month supply.
First, the home must be in top condition Staging helps, and staging consultation is a minimal cost that can help to bring a higher price. All repairs should be done in advance, and the home must be cue-tip clean. If the home needs repairs then you will attract investors and bargain hunters who want a discount for having to fix the home up.
A home inspection prior to placing on the market will uncover needed repairs and save time during the escrow process.
The home must be heavily marketed using a combination of paper media and very heavy internet marketing. The realtor you choose should detail their marketing plan to you so you know exactly how the home will be marketed.
Then the home must be "priced right", which simply means priced at the value that the market has placed on the home. That value is determined by the comparable homes that have sold within the last few months in your area. It also helps to look at the price the active competitive homes are listed at, and the prices of homes whose listings have expired.
With that combination, your home has a better chance of selling. But let's not forget Location, which is of tantamount importance. The location must be desirable.
