Hi,
Does anyone know of any good leasing areas in the Phoenix/Glendale/Peoria area because my father and mother just recently got unemployed and are looking to open up a coffee/yogurt shop for young people to hang out. I currently live around 67th and Beardsley so any place around there would be great! Please try to include the phone number for me. Thank You |

You want a number for a good leasing area? You need to google for some leasing companies. I did extensive research on retail space all over the north-northeast-northwest valley recently. There are numerous companies out there. Just take a drive and look at the signs in every shopping center. If you don't know how much they are going for figure $2-3+ per sqft (plus NNN and taxes). More at $3 in a nice area such as Arrowhead.

Wowowow! $3/SF (plus triple net and taxes) seems like a steal! We are averaging $24-$27/SF in metro-Denver. I'm heading to Phoenix soon, so maybe I should dust off my old retail business plan! ![]() |

Is it me or does a business plan based on opening a coffee/yogurt eatery catering to loitering youth, randomly sourced by the language arts-challenged kid of unemployed parents and based on proximimty to their house and not their strange target market seem... doomed?

So what if I am a "language arts-challenged kid" what is that to you? You seem to have a lot of education in your background because you can definitely spell "proximity" correctly and have the guts to actually post this as a more educated person. As a human not only should you have sympathy towards someone of a lower status, but also try to help him and teach him. Well Sir, I can only tell that this "target market may 'seem'...doomed" but it is worth a try because I'm pretty sure that you do not have any experience in this field. Sincerely, pjjuang24 |

What purpose or joy would one gain from making fun of someone posting what appears to be an honest question in this forum?
