Default PINAL County First Time Homebuyer Assist. Program?

I know I mentioned this question in an earlier post buried in an unrelated thread so I thought I should bring it to the forefront since I need some advice.

I know that Pinal County has or at least HAD a first time home buyer assistance program. I also know that there is some time and process that is involved.

How do I get started? I'm having a hard time finding info on it other than from some mortgage broker's website and I do not want to entice this broker into thinking that I'll be ready to buy from her.

What type of assistance does the program entail? How lojng does the process take, etc?

If I can get a good rate and some cash incentive from the builder, does it typically outweigh the benefit afforded by this program?

Any thoughts or info would be appreciated!
