My husband and I just moved out of north Scottsdale (both realtors) to Texas and my husband actually did several land transactions out in Rio Verde for some of our clients. We also owned a parcel out there for quite some time. So I can be of some help. Are you looking in Granite Mountain Ranch? If so, some of the below may not apply. If not, see below.
Is the property you're looking at already in a well share? If so, you want to look at how many gallons per minute the well pumps per household. Ideally you want a couple of gallons/minute at least. Find out how deep the well is and at what level they hit water. What is the cost of the well share?
Make sure you check the flood plain reports on the property...there are some really bad flood areas in Rio Verde.
Are you on south side of Dynamite or north side? There is a subdivision that is supposed to be going in right around 141st street on south sideish that may impact things.
Find out who the builder is on the home. We know several of the builders and may be able to provide comment.
144th street is in the county island, so your neighbors will have horses if they choose. Check out the surrounding neighbors in detail to see what they've got. Check all of the open parcels around the one you're looking at buying. Large parcels out there can still be split into smaller chunks and can often impact existing homes. There is also open range areas so cattle and horses could be on your property unless it's fenced off.
If you decide to buy, drive a HARD BARGAIN. Property is languishing out there right now, even more so than in other parts of Phoenix. We have a colleague who scored a brand new 3500sf house on 1+ acre that was originally listed for over $800K and he got it for $630K.
Make sure you watch out for subterranean termites out there.
There is a large new golf course at 175th and Dynamite. It will be surrounded by homes as well somewhere down the line - I think there are a few hundred going in.
Your realtor should be able to give you info about where the nearest cable or internet is located. Properties out there vary widely in terms of access. Most likely you are looking at a satellite dish setup. It is VERY important when buying in Rio Verde that you have a realtor who is super familiar with what is going on out there. there are a lot of ins and outs to that area.
I'm assuming that you know the area and distance to nearest groceries, schools, etc. It's Cave Creek school district. If you have kids in H.S. they will be bussed all the way over to Cactus Shadows on 60th Street and Carefree highway.
Also keep in mind proximity to Dynamite...it's not a super busy road right now, but there has been some on and off talk that someday the Loop 303 on the west side may actually be extended across Dynamite on the east side.If you have any other questions...send me a private message.
