Well done. Hopefully that will get things moving in the right direction without getting the HOA involved. But, if you have to, you have the CC and Rs on your side.

Update:

The neighbor, without ever stopping by or contacting me in anyway, has removed 5' of grass along the entire length of the fence.

I thought maybe they would stop by to talk about it but a couple days ago I heard some machinery going off over the fence and it smelled like fresh cut grass. This morning I took a peek over the fence and saw they had removed the grass from along the fence.

Well done! Nice to have a neighbor who does the right thing, and so quickly.

I just might have to plagiarize that awesome letter... we have the same problem. Our fence is painted stucco, and the efflorescence is ruining it, fast. I haven't brought it up to my neighbors because I've already complained to them several times about their barking dog.

Fantastic. You have some nice/classy neighbors behind you. I know many people who would love to switch their rude neighbors with your nice neighbors though I'm guessing you may not be up for that.

Very nice of your neighbor! We should all be so lucky. I'd drop off a nice muffin basket or bottle of wine to thank them.

Very nice of him. I would write a thank you letter, just to make sure there are no hard feelings. It must suck to have to rip all that out.
