Most of the light rail line is "safe".

The worst part of the light rail is the part between 12th St east until Priest Dr. in Tempe. There really aren't a lot of desirable residential properties along this stretch, so you really probably wouldn't be looking at a place around here anyways. The other area I would steer clear of is the 19th Ave and Camelback portions. That area is still in need of some help. However, I have hope that that area should improve within the next 10 years or so.

Pretty much all of the stops east of downtown Phoenix until you reach Tempe is all industrial and office areas. There aren't really any residential areas (as well as nice residential areas along that stretch along Jefferson/Washington). And as mentioned 19th Ave&Camelback area ehhh is a no go.

A friend lives near 19th & Camelback and has no complaints. He has the same annoyances I have living downtown. The light rail stop there is epic for people watching. Everyone with rail access should spend some time hanging around on that platform.

No one is saying one can live at or near 19th Ave&Camelback without any complaints but all in all that general area isn't really anyone's first choice to call home. But I agree the light rail stop at that intersection as well as the one on Montebello is TOPS for people watching.
