I have searched in vain for too many hours now. How does one find a LOCAL residential selling agent/broker that offers fee-for-service options? I'm not talking about a company that will put a listing on an MLS for a flat fee (though could be included in services offered), but rather things like reviewing listing paperwork or contract negotiations. I'm in Chandler, and would welcome any suggestions on how to go about this. Please DM if this is not appropriate for public posting. I have no intention of anything nefarious or to get an agent to advertise him/herself. I just want to know how to locate agents that offer such options, and can't imagine I'm the only one who's tried to do so without success. I'm new here, so be gentle! Thanks in advance.

If you are talking about the agent drafting or reviewing contracts for a charge when they are not when acting in such capacity as broker or salesman for the parties, or agent for one of the parties to a sale, I believe that would be walking a thin line, if not illegal. You may get a real estate attorney to do that. If you hire them to be your agent, that is another story, but they better be able to show, upon audit to the AZ Real Estate Dept., that they are actually your broker.

Chapter XXVI of the Arizona Constitution:
Section 1. Any person holding a valid license as a real estate broker or a real estate salesman regularly issued by the Arizona State Real Estate Department when acting in such capacity as broker or salesman for the parties, or agent for one of the parties to a sale, exchange, or trade, or the renting and leasing of property, shall have the right to draft or fill out and complete, without charge, any and all instruments incident thereto including, but not limited to, preliminary purchase agreements and earnest money receipts, deeds, mortgages, leases, assignments, releases, contracts for sale of realty, and bills of sale.

If you are looking for a home it cost you nothing to use a agent the fees come from the sale of the home which the sellers agent will offer usually 1% or something to a buyer agent when listing it in MLS. Now it's totally different story with selling a home I have been screwed too many times by my selling agent that underpriced my home to get a quick sale. 2 homes ago I did that and a guy bought my home re-listed it sold it again in 3 weeks made a quick 20k I was so mad.
