Default 303 completion date

Does anyone know when the 303 will be completely finished ? I assume the malls in Goodyear and Surprise will start being built after the 303 is completed ?

Does anyone have any more information they can share about the progress of the malls, when are they expected to be built ?

December! Oh happy day!. It's open now except for the southern end. The big flyover ramps at I10 are supposed to be finished in December. It appears to be on schedule. I haven't heard much on the malls. The word has always been that first the Goodyear one would be built, then the Surprise one. My thought is that they won't be built - at least as a big mall with anchor tenents etc, but many on here disagree with me.

The 303 is supposed to be finished by Fall of this year. Within a few years, the freeway is going to be expanded south of the 10 to Van Buren. Within the next decade or so, the freeway is expected to be expanded even farther southward, down to the future 30 Freeway.

As Ponderosa stated, construction schedules for the malls (Estrella Falls and Prasada) have not be announced. I, too, highly doubt that they will come to fruition as they were advertised, especially Prasada. The market in 2005 was so, so different than it is now. The West Valley is growing much slower than projected and I have a feeling that incomes aren't there to warrant any high end shopping on the scale of Scottsdale Fashion Square.

The mall developers said in their last statements on it in August that they have both the numbers and the income level to support Estrella Falls now. Estrella Falls was aimed at the middle to affluent area as most malls are. I think what is going on though is that online retail is changing the mall model. Finding capital for construction and then for all the stores that might go in is going to be tough. Investors are leary. Malls everywhere with the exception of the very high end ones are struggling as they lose anchor tenants and sales. Ifi it is to be successful it will have to offer more than the traditional shopping venue mall. How about a ski slope?

Anyone know if there are plans to turn the section of the 303 between Happy Valley Rd and Grand into an actual freeway or is it going to stay more of a highway like it is now?

That's supposed to start late this year/next year, along with construction of an interchange at El Mirage.

Ponderosa - you are way off on retail and mall construction - both segments are up near 60% year over year and are the fastest growing segments nationally in construction

All leading indicators are showing no stoppage to long term retail or large mall development

The recession threw the brakes on a lot of things - especially locally

Estrella Falls will be built - Macerich is operating very well and is remaining active in the southwest - I'm not sure when the start will happen, I would guess anywhere from late 2015 to mid 2016 ..... housing activity is starting up again in the area (I fully expect another hiccup here though) and retail will fill out

What will get a more immediate boost with the completed 303 is the more commercial builds that will be around the 303 - similiar to the Dicks Sporting Goods site

What are the chances of 303 going east of I17? It seems that would be logical to extend it to join 51 at the 101 and take some pressure off the north loop.
