Have an opportunity to rent a home near 14th street & Glendale Ave. Moving from out of state, so I have not been able to see the area. Any suggestions on the area as far as safety, commute to north Scottsdale, crime, general things to do around there.. etc.

Seems to be $250k homes but not sure that really means anything if run down.

Do you mean 14th St&Glendale or 14th Ave&Glendale? 14th Ave&Glendale is a little shady but not run down or dangerous. The north side of Glendale Ave would be better than south of Glendale Ave in that particular area if renting in the area. 14th St&Glendale is a nice solid area and I would prefer that area over 14th Ave&Glendale Ave. The two areas are only a couple minutes down the street from each other but in Phoenix a couple minutes down the street makes a pretty big difference in neighborhood quality.

14th Ave and Glendale if you are north of Glendale is one of the nicest areas in town. Know people that live in that neighborhood and it's full of $350,000+ houses. Great 50's era houses on huge lots, with quite a few irrigated lots so you get some really green grass. It's the area between 15th Avenue and 19th Avenue that is hit and miss. You can go from million dollar homes to the third world in a matter of blocks.

Madison School District is very good. That's a classic mid-century hood. Within a mile of there you could pay between 75K and 2 million. It's pretty urban. Some great smallish townhouse communities in there, too. You could do a pin the tail on the donkey and pick a house in there and be a lot better off than picking your own shade of brown carpet for a stucco monstrosity in Casa Grand, and a long list of other near hopeless areas.

Royal Palm is great, or go between the 7s, but it gets pricey.
