I'm looking at 2 comparable houses in either Historic Coronado District or 3rd ave/glenrosa. Any thoughts on crime? Walkability to places? I'm torn at the moment. We are a young couple in mid twenties who want to enjoy downtown living.

Neither are really downtown, which is usually considered to be between 7th Ave and 7th St and south of McDowell or I-10. Coronado is a lot closer to downtown, Roosevelt Row, etc. and arguably has more interesting stuff to walk to. Indian School and Glenrosa is convenient to light rail and the Melrose. I'd personally prefer Coronado because of the historic district status, don't know the other neighborhood.

From an architectural point of view, Coronado is more interesting due to its stock of historic homes. From a transport point of view, 3rd Ave / Glenrosa offers more options because it is within walking distance of the Indian School light rail station. In addition, the 3rd Ave bike lanes are an important north-south corridor. In the longer term, Coronado has little vacant land available for new development. If you like the way it looks now, you'll probably still like it a decade from now. The area near 3rd Ave / Glenrosa, on the other hand, is likely to change in terms of infill development and increased density. Right now, the area has far too many vacant lots, but those are slowly being filled in, and new businesses such as the Clever Koi and Central Wine have opened in the last year.

I would agree with this assessment and add that IMO you really can't go wrong in either location.

Coronado is decent, and close to downtown, but it's not my personal preference of historic districts because it's kind of hit & miss as far as the neighborhoods in general. I much prefer Encanto, Palmcroft, or Willo ... much nicer! The area near 3rd Avenue & Glenrosa isn't considered a historic area, but it is an older neighborhood near the Central Corridor (or midtown, as many people call it). Again, not a bad area, but not great.

Just wanted to add that this info is correct, however the homes in those other aforementioned neighborhoods are also much more expensive.

I've lived in Coronado for 4 years...and love it! In the last couple of years particularly, the sense of community has become very strong (may sound cheesy, but I attribute a lot of this to a strong Coronado FB page presence- where everything is posted from lost chickens, to neighborhood events, to warnings about peeping toms! lol. Don't worry- Mr. Tom was recently caught). It definitely has an urban feel to it- with a lot of cool shops/restaurants, especially on 7th St. If you're keen on living in a place in which you can socialize with your neighbors, but without any snobbery, and with true diversity, then Coronado's the place. Plus, a bit easier on the wallet. Btw, lots of young couples- you won't be alone!
