You think Houston doesn't have snakes? Let's just say they have a lot of snakes and a much bigger variety than Arizona
yes, Houston has snakes (what place doesnt?), but youre incredibly off the mark here. Houston is home to 20 species of snake, 13 of them are non-venomous, 7 are venomous (with 3 of the venomous species being very rare). Arizona is home to 18 species of rattlesnake alone, and dozens of non-venomous species.
Back on topic, if the OP is now in Houston and happy, then so be it.
Sadly, whatever the purpose of this type of a thread is, at the end, it becomes argument between those who like to bash on Phoenix and those who defend it...
What seems silly to me is when people who no longer live Phoenix get to chime in.
Something else just struck me about the op's post. Did he not draw equity out of his home here and then flee? Well thank you very much for another abandoned mortgage here. Stay in TX!!!!
Sounds like a plan! But, oh my, not Texas. Also, better plan on paying off the equity part because, while you can walk on the first mortgage, they will get a deficiency judgment on you for the equity loan.

First of all Mr. Steve-o, I was hardly bashing the guy. You should know that if you've read a lot of my posts. Hell I've even defended you before. If he think he's found utopia after two months, God bless him. Having not spent a summer there I think he's being naive, but I wish him luck. If he's risking his credit as he said on the Houston board, he'll need it. Secondly, it isn't silly. The chances of being exposed to chiggers in south Texas is far greater than having a Mohave curl up between your boots in central Arizona. (Again if you test your memory, you know I've been THERE also!) And third, if you think you have to be in the woods or TALL grass to get them, you've been standing in the snow too long. My worst exposure came after walking across no more than thirty feet of the short, recently mowed lawn of my uncle's home in Texas.

No I am not a defector who left another abandoned mortgage and house in arizona. You can not tell me that nobody here has an equity line on thier home. What are you supposed to do if you bought a home at the peak in say late 2005 that now has devalued by 30 or 40 percent? What if you no longer want the home? What if your interest rate just adjusted to a higher payment that you can't afford? In 2005 most if not all of the Realtors, Builders, Lenders etc. would tell you that the appreciation is great here and the future is bright and maybe things might LEVEL OFF or appreciation will slow but certainly the values wouldn't drop by 40%? Right
Now look, you litterally can not sell a home in the bedroom communities
for anything close to what you bought it for in 2005,2006 and 2007 I am even thinking this list includes 2004. You would have to go back to 2003 to see sales prices lower.
If you are trapped in your house that you can no longer afford and you can't sell it either what do you do??

I'm just saying that in AZ if one walks on a purchase money mortgage there is usually no opportunity for the "bank" to recover anything if the home is sold for less than the mortgage. This is not the case on an equity loan. One will still be liable for that and may get hit with a judgment for it. I don't know your situation, but you may be up Credit Creek without a paddle for a long time if you can't pay off the equity line you used to buy the house in Houston.

If you are bailing out of a house within a few years of purchase then I'd guess you bought beyond your means and were betting on price increases, but instead ran into a down cycle. That's fine... it's how the stock market works every day. People make bets on things going up or down.
And it's all relative.
One can get a lot of house moving from PHX to Katy and many other parts of the country. Likewise, people moving from NY, CA, etc. can get more bang for the buck moving to AZ.
But honestly, you post sounds like you are both bashing AZ and trying to drum up a national movement to Katy. Just keep in mind that not everyone is basing their lives around housing prices. Most bought within their comfort zone.
I could halve my mortgage moving to Katy but could also double it moving to a place in SoCal or NYC... and the latter places sound more fun. But I'm fine being in the middle right now.
So congrats on being where you need to be right now in your life.
