South Scottsdale is not scary at all. Not sure where you got your information. It has much more character than most parts of North Scottsdale. It's a nice place to live.

Naw I haven't seen any gang activity there either...even though it is has more of their share of dopers and kind of run down. One thing I must say for Scottsdale is that the cops do an excellent job, and they have managed to keep the gangsters out more so than any other town...I think the gangsters hate it there, cause I always see the punks and gangsters with cheap clothes on that say "f*** Scottsdale" I also see that slogan labeled on older car back windows...mostly late 80 Hondas, or Chevy's and most sport a recent Earl Shibes paint job

Kevin - You should disclose that you are a realtor specializing in the West side of town. This isn't a personal attack, but there's a fiscal advantage to you if competing markets are denigrated, so it's also fair to know your profession and regional specialty in regards to your comments. Most of us are simply residents in the Metro area.

Joni my profile ID states Im a realtor, so the disclosure is automatic- Im not looking for any "fiscal advantage" here. Im here just to blog, and share my opinion of the Valley. Yes, I market the west valley, but I do not have any problems sharing how beautiful Gold Canyon is, or far South Chandler, or Awatukee...at the same time if the topic is around, South Phoenix, or Mayvale Terrace, or most parts of Sunnyslope, I will share my negative opinions on those areas as well. I have negative as well as positive attributes to share about the West Valley (including my own farm) to share should I be around this forum at the time the topic arises. I was born and raised here,(nearly 50 years now) and have worked in every sister city in the Valley, and have lived in most of them, so I consider my perception to be valid, if you disagree, thats fine too, but know this, Im not trolling for clients, nor am I steering. So please do not imply that I am. I always encourage my clients to do their own research (although I may help them with the research if needed), and make their own decisions. But giving advice, and my educated opinon is part of my job.

So if a new client approached you and wanted to live in S. Scottsdale or Tempe and wanted you to find a place, would you tell them it was tweakerville and full of scum? Your words, not mine. Or would you help them find a place?

Would you imply it was full of sex shops and strip clubs, when in fact there's only one adult bookstore and 2 very small strip clubs in all of Scottsdale - about as tawdry-filled as Iowa City? Again, your educated opinion, not mine. So would you tell them "no way" or help them source a property?

If someone was looking to invest in housing near the Old Town redevelopment projects, or maybe along the greenbelt or the higher neighborhoods overlooking Papago Park, you'd suggest they'd be living among meth or crack users/dealers or "accompanied by other criminals, such as thieves, prostitutes, child abuse, forgery experts?"
Or would you explore the advantages of being adjacent to several billion dollars worth of investment?

I'm simply trying to ascertain if it's normal for an accredited realtor to be painting a large area with a very broad and negative brush. And not to be personal - it would seem that a realtor based in Scottsdale who ripped on Surpise should also be asked the same question(s).

Joni since you seem so intent about fruitlessly carrying on a personal debate on this issue, I will respond to your rebuttal 1 paragraph at a time. After this post, I will welcome your opinions or comments privately, but I ask that you keep it out of the public forum, out of repsect for other readers, since our difference of opinions are becoming quite redundant. Im sure the moderators will agree this is not a place to carry an ongoing rant between users. If the participants of this group wanted that, they would simply go to Craigslist, or a R&R chatroom.

My response:

First I will show anybody, any property, they want to see, know matter who they are. No questions asked.However, if they ask me my personal opinion of an area I would honostly and openly give my opinon, if they do not I will have assumed they have done their own due diligance, and decided that they would love to live among tweekers and scum. Maybe they have "personal" reasons for living there.Who knows?

My Reply:

Again, If they asked to be close to a Scottsdale adult bookstore, or strip bar I would probably refer to them to the area near Indian School and Scottsdale RD. Because they would be in an older area, but nicely constructed homes, but still near Old Town and Zorbas, and the strip joint. However, I would suggest the dancers in the Peoria club, are nicer, and definately worth the drive. Again only if asked.

My response:

No. But if asked, Id tell them to be very careful strolling through Papago Park at night, and to beware of men wearing trench coats in summer. Also to keep an eye open for scorpians. And should they decide to buy, to be sure to have the property inspected and treated regularly. Theres tons of those big yellow suckers over there. Now they wont kill ya but their sting will put a bump on ya the size of a golf ball, and their size will scare the bejesus out of ya if nothing else. Oh and they will make animals and kids deathly sick. They should be treated immediatly after a sting, and alergic reactions though rare has caused convulsions and death.

Seriously Joni, I know there is good and bad pockets in most areas of the Valley, and drugs and crime are rampant everywhere. And I know there are good and bad people in those same pockets, I just think South Scottsdale is over-rated and overpriced, and not all that appealing. Im sorry if you took offense, and /or if you live there. I didnt pull those crimes out of a hat, Ive read about them, and seen alot of crap with my own eyes. It's true Surprise is in the top 3 cities for showing a decline, and people can say what they want about it, Im not going to get all butt hurt over someones opinion. It serves me and my family fine. Our neighbors are cool, we are close to lots of nice restaurants, shopping, have a brand new state-of the art movie theater, scores of bike paths, tot lots and greenbelts, huge modern library, museam, extremly cool training stadium, catch and release lake and new city hall. Awesome schools (according to most the kids) We have no gang activity, and except for an occasional drop house or stash house, a few illegal aliens, our crime is pretty darn low. Given that, some people may still say Surprise sux, but everybody is entitled to their opinion. I always suggest driving through a city or particular neighborhood on a Saturday night, about midnight to one, if you really want to get a true perspective of an area.

I live close to the Skin Cabaret----------frankly: such businesses should not be allowed near any pre existing residential area. The nearest residences/apartments are 150' away as the crow flies.
