the real question is, do you have a contract with the property management company? If you do, it doesn't matter what you can convince the tenants to do. If the mgmt company is under contract for 2 more years of fees, they will get them.

It's OK. I don't want to give too many details away about them but they are a family with children and I agree with the person who told me that they're looking for stability. I drove past the house and it was nicely decorated outside with the landscape taken well care of. This is a very good sign.
I've decided not to approach them about the lease since they moved in there 2 months ago, anyway. I'll make different arrangements and probably rent something in the meantime.

Giving the tenant options in a friendly, non-threatening way does not seem problematic. Then they can decide what to do. We did the same with our landlords when we were buying our house and it worked out fabulously for both sides.

Family with kids take out a long-term lease and have been the home for two months?

I'd say forget it.

Unless they stop paying the rent or damage the property it's their rental until the lease expires.

But if you really want them out your best bet is to offer money. Offer enough to make the move worthy their effort. How much is enough? Your guess is as good as mine but when it comes to money all bets are off.

I need advice with another issue concerning a house in Arizona...am I wrong jumping in on this thread ?? I own a manufactured home in a lovely 55 + community, I have it for sale, but the office is making all kinds of demands, what happens if I just quit paying the Park Rent and walk away from the house ???? I live in Pennsylvania.

You should start simply by asking if they'd consider leaving within 90 days. Explain your situation and see if they'd consider moving.

Yup, in addition to putting a lein on the property, they'd likely sue for accrued fees. An attorney would happily sue you because they can recover attorney fees from you as well.
Put an ad up on CL for a FREE home, I'm sure someone would jump at the chance and take over fee's.
