Default Soon to be a East Valley Resident....hopefully!

Hi my name is ryan and me and my family were just down in the phoenix area for the last week and i must say it is a beautiful piece of country down there. We are currently living in Bismarck, North Dakota (Me and my wife and 2 kids. One is 2yrs and the other is 6months).

We spent the last week down in Arizona City visiting some family and looking for places to rent. we had no luck. we found alot of nice places but we were kinda told to stay away from arizona city and outer queen creek due to traffic patterns. so we have set our minds on the east valley area.

We are not to picky as long as its the east valley area and/or west of power road in queen creek. we are looking to rent a 3bdrm house for $900 or less a month. and thats a pretty firm price. we have enough money saved so that we can move down there and live a few months without jobs if we have no luck in that department. when the rent goes up past 900 it cuts or blanket time down. we are trying to be as flexible as possible. that way we dont have to base our living area on where we work. plus our kids are not is school yet so that is not an issue either.

now this is going to be a temporary thing we are looking to sign a 6month lease. 12 month "IF WE HAVE TO". and we are going to use that time to look into buying our first house in the area, which we have been informed would be a perfect time to buy since that is the prediction for homes to hit bottom.

So with all the information given i am looking for names of people/websites that i could contact to help me accomplish our goal in moving down there. It is hard right now because we are still living in North Dakota.

ANY help will be much appreciated! let me know if you need to know anymore info and i will be happy to help.

THANK YOU VERY MUCH!!

Ryan

Hi Ryan,

It sounds like you have a good plan. There are several realtors on this forum that would be happy to help you

I moved to Arizona from South Dakota...but I was just 4, so I didn't have much say in the matter. I love going to the Black Hills to visit, but I'm sure glad I live here.

Since your children are so young, a yard is not a necessity either at this stage, which would open up the possibilty of renting a condo or apartment. Many of the apartment complexes around here offer to rent month by month also. Try San Carlos in Scottsdale. It's in a safe area, fairly new, and is in a location that will make it easy for you to job search. Good luck to you!

Ryan, I assume that since you've specified an area to live that you have considered where your job will be located.

You have selected an area away from the Hunt Hwy area which will cut down the commute time, however, you may still consider being closer to work because you can same even more money on gas and automobile expenses.

There are some homes in that area that are in your price range. Not a lot, but then again all you need is one.

I suggest that when you get down to seriously searching for a place, that you select only one realtor to help you. Some people will have 2 and 3 realtors searching for them, and that is unfair to the realtors.

Within the last month, on two occasions, I spent about 2 days working for one rental client, and one day working for the other, and didn't realize that the clients were working with other agents until I called to inquire about a property and the listing agent told me that another agent called 30 minutes earlier for the same relocating client.

So find a good realtor and work with only him/her. Be honest and fair with them and demand the same of the realtor. Let the realtor know that you are choosing to work only with him/her, and you will get much better service.

Yes the traffic patterns is the main reason we have chose the east valley area. We do not have jobs down there yet and that is something we will do when we get there. We have enough money to live without jobs for about 2 months (i dont forsee that being a problem though). Yes we have been contacting multiple agents and none have been much help. Never really though about it the way you have described.

I have also sent you a PM Captain Bill. Thanks for the help.

i dont' live in the phx area yet, but have been searching these forums for desirable places to live. When I find a suggestion that someone has made, I go to craigslist and search that area. TONS of results are returned.

good luck
