I see that single family homes are advertised by Realtor companies. Who manages the rentals? The Realtor company or another management company?

How is the home rental business in greater Phoenix? Anyone know?

I have a house that is up for sale with no buyers. We may consider renting. 4800sq ft 2 story house in Gilbert. Need info to make decision.

Some real estate companies have a property management division and the agent in charge of that will handle the rentals.

There are also professional property management companies that are not part of a realty company.

The market is not good for rentals, and I would think especially not good for the larger homes unless you happen to get a transferred executive.

In Val Vista Lakes there are two larger homes for rent. One is a 3000sf home on the lake in a non-gated community for $2600/mo; and a 4100 sf home on the water in a gated community is listed at $5000 per month and has been on the market for 182 days.

Those are the only two listed for lease over 3000sf in Gilbert.

I just found one more at 3190sf not on the water, but in Val Vista Lakes for $2000/mo.

You could consider keeping the home on the sale market and at the same time offering it For Sale, or Lease. Whichever comes first is what you would take. Do you have an mls number so we can see?

You have the choice of using a real estate sales company that has an agent running a property management division, or a professional management company that deals primarily with property management.

For my CA home I had a professional mgt co. lease my home and manage it for me. I interviewed several companies and one criteria was that when I telephoned I would get a real person on the phone during working hours. I wanted an office that was staffed, and the cell phone of my assigned property manager. I did not want a one person show, where it is almost impossible to reach that person.
