ATTENTION Peoria,AZ future neighbors!
relocating to Peoria zip codes 85345,85381,85383. I would like to here from people who live in the area.We are a ''middle class'' fam of 5.We don't mind a ''fixer-upper'',but do not want to get into a declining neighborhood,as a house is an investment

Well, unless you're moving to Scottsdale, EVERY neighborhood is declining!  No, I know what you mean. You want an area that isn't trashed, right? I don't know your zips, except I've heard that 85383 was ok, but I'd have to see it. The only Peoria zip that I have lived in and would highly recommend would be 85382.

I live in zip code 85383 and it is a very nice, higher class, family oriented area. My specific neighborhood is Fletcher Heights. 85383 is a very large zip code and anything in it should be very nice and safe. All of the areas are far north. I would stay away from 85345 for sure, that is the southern part of Peoria and there are some bad areas. I am not sure where 85381 is but I am going to figure it is south of here.
So specific neighborhoods I would look into in 85383 are Fletcher Heights, Westwing Mountain, Sonoran Mountain Ranch, Crossriver, Vistancia all depending on where you have to commute to. Fletcher Heights homes were built from about 2000-20004 and is the oldest of the neighborhoods I mentioned. There is a foreclosure home on our street that is such a steal of a deal. There are also lots of foreclosure homes in Westwing Mountain and Vistancia that are great deals.

That's right, 85383 and 85382 are both Fletcher Heights. I knew it sounded familiar.

There are plenty of short sales to choose from as far as affordability goes. What is your price range? Both zip codes, 85382 and 85383 are nice. We live in 85383 and love this zone.

Even though we've lived here for a few years now, I couldn't tell you about zip code areas because I don't know where the boundaries are. I can tell you that we live in 85383 (in Vistancia), and love it. All of the neighborhoods mentioned above are good ones. All of them have homes for sale including foreclosures (due to investors), but all are solid, good investments. Crossriver may be questionable. It's the newest of the ones mentioned, but in my opinion it's already starting to "show some wear." Plus Crossriver is in the river valley, and I still don't understand why the city would allow the developers to build in a dry river bed. I would hate to think what would happen if Lake Pleasant's dam broke or if we got a lot of rain.
WantingOutOfAZ, I really like your neighborhood, Fletcher Heights, too. It looks like a nicely maintained community. Curious, what does Fletcher Heights have for amenities? I think I remember seeing walking trails and park areas. Anything else?

that is exactly what I'm looking for.they build houses on some crazy places and you wouldn't know it unless you live their.We are looking in the 300 range,not to sure on a foreclosure.Prices almost seem the same,but in worse condition! I appreciate the info everybody,if you have any more, I'm listening

Great Joy,
I can tell you right now that Fletcher Heights definitely does not have the amenities that Vistancia has however our HOA is only $80 quarterly so that is why. We have friends who live in Vistancia and I remember them saying their HOA was pretty high but then you have some awesome amenities with the pools, walking trails, and rec center. As far as Fletcher Heights it spans both north and south of Deer Valley. We are north of Deer Valley and have one big park that has huge grass areas as well as basketball courts. There is also a grass area across the street from our house that works well to just go over and throw the football, etc.
On the south side of Deer Valley is where the elementary school is and so there is an even bigger park, ball fields and I have been told a walking greenbelt through the neighborhood, although I haven't ventured down there to find it. If commmute wasn't a problem I would pick Vistancia for the neighborhood but for those that don't want to be that far, Fletcher Heights is a very nice, well kept neighborhood with a varying range of prices and a low HOA.

I don't know if I agree about foreclosures being not that much better deal. Like I said I have a foreclosure on our street that is priced at 399,999 with a pool and a house with the same floor plan without a pool is priced at 465,000. We are trying to sell our 4,000 sq. foot basement home for a reasonable price but there is a foreclosure one that doesn't have a pool (ours does) for 130,000 less than we are asking. I actually think there are some awesome deals on foreclosures right now and that is really hurting those of us who have maintained our homes and don't want to give them away. I am sure some foreclosures might be in bad shape but you should look for ones that were bought by investors and never lived in. I bet except for overgrown weeds and maybe a green pool, it wouldn't be too bad to clean it up and some banks are desperate right now.

We really have a different market up here.We do not have the ''investor'' market like AZ. so thanxs for the hint on what to look for.Can you mention any good sites,or how would a person go about it
