Default Question

[quote=badamson;9813288]I've looked into buying here, and the biggest problem is that because there are so many foreclosures and unoccupied units the FHA won't insure loans on this complex so you pretty much need to do cash or conventional buy. Also the walls are super thin(you can hear your neighbors open their dresser drawers.) It's in a ghetto neighborhood. Notice how everything refers to it as being "near the upscale biltmore area." Yes, it's near it all right, but it's on the wrong side of the tracks so to speak.[/quote

Are these right near the 51? There's an Ajo Al's right up the street? And a Chipotle near by?

Bummer if they have thin walls - I was thinking it'd be a great location - maybe I'm thinking of someplace different - I don't think that area's really Ghetto, but then again, I don't live there so don't really know. It's not the Biltmore, but I figured it would be pretty safe it you kept to your self.

Drove by there today and am glad I saw this post!

Wow, I am happy with my apartment in Southeast Phoenix. No problem with neighbors. No noise late at night, and I'm the type who is a morning person, so late for me is around 9:30pm.

It seems for those Biltmore condos, despite what the lawyer posted, some poster later on still thought it would be nice to buy. With paper-thin walls? And kind of ghetto? Maybe at most to rent but with a whole bunch of vacant places now, and mostly being rented, you never know what you are going to get.

My one mistake was living near enough ASU to be around noisy college students. Now I'm far enough away that they don't live in my apartment complex. Even when I was in college, 11pm was the latest I'd be awake. These kids were up past 1am in south Scottsdale.

Angry Don't rent or buy here

We are on vacation and had to rent for a minimum of three months. The condo was advertised as "luxury" when it is really only average. There were several things that needed to be repaired but the owners are out of country and they do not have a property manager. Repairs took weeks to be done. We can hear everything from the condo above us. Our condo overlooks the pool and you can hear everything. There appear to be a lot of young, very inconsiderate people living here. We are awakened several times a week at all hours of morning with people fighting or partying. Security does come when they are called, but by then we are awake.

I was offering 40K for units in there a year ago. Some have gone that low. I've heard it is nice. I didn't realize it was a conversion. I will avoid this and all other HOAs from now on.

HOAs can be both beneficial and devastating to property owners. Originally, they were intended to keep out the riff raff, and to prevent neighborhoods from going down hill. Over the years, however, they have become too restrictive to the point where homeowners feel like prisoners in their own homes because they can't put out certain decorations, can't paint their house a certain color, can't do this, can't do that.

Great info, you can find a lot on C-D. I'm looking there now I wonder how I can test the walls for thickness?
