I'll go down and tell them to stop building the 1,000,000 square feet of commercial space thats already under construction because you said so

I would love some advise. I am not concerned with commutes, I like being "out of town" I worry about being safe and not buying something that is going to fall into the earth Anyone that lives in the area, I would love to hear back from you! Thanks in advance for the advise Jennifer

Differences:
Maricopa, not much development. More deserty, a little hotter during the summer. Great place for so seclusion.
Queen Creek, more development than Maricopa, more of western feel. Greener due to farming and the weather is cooler than Maricopa and most of the rest of the Phoenix valley. Basically now an extension of Gilbert which is is one of the more beautiful cities in Arizona.
Queen Creek beats Maricopa hands down in almost everyway. I have spent considerable time in both places. If able I would definitely consider buying in Queen Creek.

the walmart and attached shopping center under construction is planning to be open for business in spring of 09. the center to house the ultrastar cinema is planned for mid 2009. that's less than a year on both. The tutor time, which is the largest i've seen, should be open in weeks, as well as the mcdonalds and QT. the 3rd circle K is planned, if construction hasn't already started. plus there are 3 strip malls full of businesses. This city has a lot more going for it than many on this board credit it for.

I hear ya. I am sure I am one of those who don't give it its due credit. I guess I am just more partial to QC when it comes to a place to live. Maricopa definitely has its benefits.

As for the fissure situation, ive heard that theyre only around the mountain base, and these "master communities" that you find in queen creek are checked for fissure safety before theyre zoned/planned. Maybe look into some more if youre worried about it, but i have friends that have lived in johnson ranch and magic ranch for a long time, and have no issues ionvolving fissures. Queen creek is a better investment than maricopa in my eyes. They both have their pros and cons. I know that maricopa has only 1 way in and out, where as queen creek has multiple ways in (elsworth, gary rd, ironwood) that will connect to hunt highway in various parts. It takes me about 35-40 minutes to get into mesa, and theyre connecting the US-60 freeway from what ive heard. I try to stay in queen creek as much as possible though. They have pretty much everything you need out there now. Theyve been doing alot of building (new library, hospital, new post office, home depot) are all under construction right now! Check out the bank owned properties, and check out the forclosure listings at the queen creek banks. You'll get a smoking good deal.

Could you name a few areas in Queen Creek with new homes under $160,000 where I could start my search.
Thanks

Not to metion your chances of being victimized in Queen Creek or Mesa are verry much higher then in stinky old Maricopa.

What kind of updates are you looking for?
If it is regarding the Walmart in Maricopa, then yes, it is open and very busy!

Maricopa actually is a few degrees cooler than other parts of the valley (i.e., Phoenix, Tempe, Mesa, etc.). Queen Creek and Maricopa are both a few degrees cooler than the city because they are more out in the open.
We have quite a bit of "green" grass in Maricopa. Queen Creek is not any greener than Maricopa.
Remember, it's a matter of opinion. I do not think Queen Creek beats Maricopa. I looked at homes in both cities and I chose Maricopa and I like it better than QC.
