So I've been looking at Queen Creek and San Tan Valley and I'm frustrated that most of the houses are serviced by Johnson Utilities, who I am trying to avoid.

So I am wondering if I should be considering other areas. What other areas besides Queen Creek and San Tan Valley would you recommend that have affordable houses?

I've also looked at Maricopa, AZ but it seems too far away and they also seem to have problems with their water company charging way too much.

Exactly. That's way too vague. Scottsdale, central Phoenix and PV are plenty affordable for many. So, what's your actual budget that's driving you out to the exurbs? Most places are cheap for a reason.

most of the metro area, aside from maybe where you are looking, starts at 300k or so, for 4bed/2bath, 1800 sf basic house...

Laveen might be doable at the top end of your budget but it usually starts at around 255k and is one of the cheapest areas of town.

Other options are Maryvale (very bad area) and Buckeye (basically the west valley version of San Tan/Queen Creek)

If you are looking at SE Valley/Pinal County only, basically your options are the aforementioned San Tan Valley/parts of Queen Creek as well as other cities in Pinal County like Maricopa, Florence, Casa Grande, Eloy, Coolidge, etc. It depends on how far out you're willing to go. There might be some parts of Apache Junction in that range, also, but not with newer homes. If you are willing to go West Valley, options widen. We're talking Laveen, South Phoenix, Avondale, Tolleson, West Phoenix, parts of Glendale, Surprise, some of Peoria, Buckeye, Goodyear. For that price range if we're talking South Phoenix, West Phoenix, Glendale you're also talking less safe and older housing stock/neighborhoods. If you want newer then Buckeye, Goodyear, or Surprise are best bets.

Casa Grande - I always wonder why it takes so long for some to mention it here when we are basically the same distance and price range as those other options - with an entire city infrastructure in place. AZ Water by the way. Very reliable and my bill with a pool and 8K sq ft lot with landscaping averages 50.00 a month.

BUT, I guess lots of people don't read CD like we do - because CG has issued more SFH permits in the first 4 months of this year than all of last year. So, somewhere people are hearing about it.

Plus you get the benefit of being closer to Tucson and San Diego.

CG can work in the right circumstances. Just never is on my radar unless I’m going to Tucson and need to stop
