I would like a list and I believe you are right about the investors having an "in" with the bank.

I live in the 85383 zip. Lots of nice areas like off of 67th, Vistanica, Lake Pleasant. This is generally a nice area, problem is there aren't any jobs beyond retail that pay nothing.

You should drive around the different areas to determin if it meets your expectations. 85345 is older but there seems to be some nice pockets. There are some great foreclosures in Vistancia but the prices seem to be moving upward and the best deals are often sold before they hit the MLS. You should contact a realtor and work with them. They can set you up with the most recent homes to hit the market. Good luck.

It's still in an area close to freeways and away from the traffic congestion you'll find in Surprise, or the 85383 area. Avoid those if you don't like having one access option to reach the area with about 4000 cars trying to access it at the same time.
I actually listed my house for sale as I'm moving to NJ for school. Moderator cut: advertising

It's a perfectly fine area, esp to the northern end of it-- not near Grand. My sister lived north of Thunderbird for years. Freeway nearby, good shopping, entertainment venues.

i worked at a couple of schools in the 85345 zip code. it depends on where you are.
west of 99th avenue they are building a lot of newer homes and apartments. just beware that if you have kids in school, the school Country Meadows is very overcrowded. that is one reason why i changed schools to work at.
there are some older Peoria neighborhoods around Peoria Avenue, west of 67th avenue and then there are some nice gated communities. you really have to see it to know. i know the area because of working in the schools in those neighborhoods.
