Surprise Farms?
Is there anyone with children living there? How are the schools? Are there a lot of things for kids to do? How are your neigbors? Friendly? Is there a sense of community? My 12 year old wants a 4 wheeler. Is it possible to get to a riding area without trailering? Are there many forclosures creating eyesores? Any safety issues?

Surprise Farms is one of the newer developments so it has some of the issues associated with the current real estate mess. However, the homes seem to be very nice and you can find an absolute steal right now. The area is safe...safest city in Arizona.
Overall the Surprise area is very nice, The Surprise Stadium complex has tons of things for kids to do, the Dysart School district has made vast improvements and is a good district now, and the future looks very bright for the city.
I have yet to see graffiti anywhere past Greenway and Grand (Border of El Mirage and Surprise) or West of Bell and 99th.

We were there in January and it looked very nice. Is there much construction going on? I can get a spec home for a great price but I still see some room for further price drops.

Yes, a ton of road and retail construction in the area. As for Surprise Farms, I think they are still building in the Sub Division. If I remember correctly the contractor still owes the community a nice big park.

My parents live in Surprise Farms and have been very happy there. There are definitely a lot of homes on the market right now which obviously, makes the area "feel" less desirable, but I think it's just the nature of the market. There are tons of families and kids in Surprise Farms and tons to do - with the spring training games, the great public pool areas, the library, and the other planned development and retail going on - it is a great and affordable choice.
