Bingo. The "Tiny Home" concept is nothing new, it was first created after WWII with the invention of "trailer parks", which morphed into "mobile home communities" as the homes got larger and less mobile. Today, many mobile homes are built with 2x6 walls, very nice furnishings, and have more square footage than most apartments (and many houses). And, they are no longer "mobile", once they are positioned, the trailer tongues are cut off and they're likely there forever.

The problem is, most of the older, pre-1980 mobile homes have deteriorated to the point where they are no longer economical to upkeep, and are being torn down. The new McMobile Mansions are getting pretty expensive; again, due to their size and amenities, some of them are going well upwards of $100K. And, no one is building new mobile home parks, and many of the older ones now need infrastructure upgrades (roads, underground utilities, etc. are all wearing out); plus, no one wants new MH communities built in their area because they do not generate real estate taxes large enough to cover the services they eat (schools, etc.). I've got a friend in central IL with a park, and he expects to close it in the not-too near future, because it needs infrastructure upgrades that cannot be paid by the limited amount of tenants (because Peoria, and Illinois at large, are losing population). If his park was in Arizona, he'd be swimming in cash.

Arizona is a sought-after place to live primarily because of weather. California is a better example of this, and an even better example is Hawaii. Take away that great weather, and you'll eventually have Kansas (but at least in Kansas you can farm without water worries). Which brings me to my point - the OP should check out central Kansas, I just saw a recently-built, very nice home on an acre of land outside of a small town there for $150K. Same thing can be found all over the midwest and south. Low crime, very nice people, put down roots and grow your community, some small towns in Kansas are giving away lots to those who will build homes there. So, stay where the weather's better and get eaten alive by "Chinese landlords", or move where it's more affordable, maybe even become a landlord yourself. I can afford to live in California if I want, but choose not so because of the politics. If more people did so, there would be no huge bumps in rents, because the landlords would have to fight for tenants. Supply and demand. Demanding on C-D that one be allowed to eat their cake and have it too, is a bit like standing on your front porch and yelling at clouds.

You need to stop playing the renting game. It's only going to get worse. Own something - it's not as expensive as you might think.

He wasn't actually asking for sympathy, he was explaining that landlords take the risk and reap the rewards and we don't need to give away the benefits so that a renter can make ends meet more easily. Go apply for section 8 if you need help, a landlord is in it for $$$$ otherwise why do it?

I talked about it and posted statistics several years ago but no one heard me. It is a national problem, started by previous administrations granting citizenship for buying up property. No one listens until they get pinched and then it is too late to stop the infection.

Sadly, local zoning laws are now federally prohibited from using single family regulation so more and more high density, and expensive, housing is being built in formerly SFR neighborhoods. It isn't about the tax paying American citizen anymore.

But that's just it. I never expected any. I created my own financial mess and it was up to me to get myself out.

With regards to the rental market: When the market favors me great. Time to bank the profits. And when it doesn't I adjust... or get out like I did in SF.

The bottom line: I took the risks involved with buying investment property and now reap the rewards. I don't owe renters anything except to properly maintain the property. I spent 40 years as a renter. Can't afford an apartment in Phx? Find a better paying job. Get a second job. Live with a roommate. Make plans to leave the area. But making excuses or blaming others never solves anything

The bolded shouldn't be an acceptable solution. We can't just herd all the cattle into Kansas and Oklahoma. A functioning local economy needs people of all stripes. Plus think of how dysfunctional a place would be with only working class&poor people

Yeah, well anything I would want to buy requires a down-payment I won't have until the fiancee finishes her bachelor's and can increase her income. So to stay centrally located and not have a life draining commute, I put up with renting for now

Maybe you could increase your income by getting a second job. That is what I did, and it worked!

I can't. I already work over 60 hrs per week, and I'm a truck driver, so my labor hours are under jurisdiction of federal law. If I had a second job, it could only be for like 5 hrs a week (we're limited to 70 hrs per week by the Federal Motor Carrier Safety Administration) Wouldn't be worth it

But is anyone surprised to find that some landlords are unconscionably greedy?

It probably doesn't help that most Arizonans seem proud to be in a state that has little business regulation, and not much concern about the citizens.
