Mountain Vista Ranch is located SW of the Bell and Reems intersection in Surprise. It is pretty much a cookie-cutter subdivision, although larger (more houses) than average.
There are vast differences in house sizes. I know that one section close to Reems has houses in the 870 to 1220 square feet. Other sections have larger houses in the 1500-1800 sq ft range, and then there are much larger houses elsewhere in the subdivision. They started building houses there around 1997 until around 2002.
There is an apartment complex adjacent to the subdivision called "The Villas at Mountain Vista Ranch." A charter school and a megachurch (Radiant) are also nearby.
There are several grocery stores, restaurants, and retail within a short drive.
I do not know much currently about the HOA, since I no longer know anyone who lives in the subdivision.
