Default Buying a home in Copper Basin

We have an offer in on a house in Copper Basin. It is a great value, less than half the owner paid 2 years ago. The house has been well maintained, great yard with a pool. We are having second thoughts about the area. We are hearing things about it being a higher crime area and the few businesses they have there are closing. This also seems to be a high foreclosure area. Would you live in Copper Basin if the commute was not an issue? We realize that these are issues in every community, but are there areas that in Queen Creek that are a little more stable?

Without giving too much info, I have some first hand experiences in Copper Basin. You will find ALOT of rentals there for two reasons, cheap initial pricing and now foreclosures. When you have alot of rentals, you lack pride of ownership which is evident in parts of Copper Basin. The subdivision was started closest to Hunt Hwy and was built to the east, therefore some of the blocks closest to Hunt Hwy have some very sketchy folks. As prices increased and investors were denied homes, actual homeowners built homes in the middle of the sub, therefore there are some better blocks. Copper Basin is really hit or miss and I guess it depends on where you bought the house. It is definitely not the worst sub in QC, but it's not nearly the best. It has the same problems as most of the subs, alot of renters, detatched parents, and unsupervised kids with nothing to do. Those are just my opinions and I am in no way saying to cancel your contract especially if you got that good a deal. I hope this helps.

Just this Sunday I was driving through that neighborhood because I had seen prices on houses that were too good to be true. There are some tremendous deals in Copper Basin.

However, once I saw the place I knew why. It is just as champ says, we saw a lot of scary kids hanging around, a lot of junk cars parked in the driveways, a lot of signs that the neighbors are not the best that America can offer.

I understand now the great deals, but I doubt they will be worth it.

I relayed some of our concerns to our realtor and he actually went door to door on the street we have a pending offer on and asked the residents question about the neighborhood. He really helped to calm some of our fears about the area. We would only be there in the winter so it was very important to us to not have to worry about the house being unoccupied for much of the year. I guess there is good and bad in every area and I hope that by getting to know the neighbors we can leave the house with confidence.

Default Pool heaters

We are purchasing a house with a pool and since we are only going to be there in the winter we will want to put in a heater. We have done a little research and think a heat pump will be the way to go. Does anyone have any suggestion or experience with pool heaters?

Where or what area exactly is the copper basin. We are looking at houses in Johnson ranch off Bella Vista (Renegade Trail). Prices are good. Many for sale. What is that sub division called and does anyone have any input about it. It is near the chip and putt and the catch and release pond. It seems like prices are to good to be true, ie. short sales and foreclosures.

it's near Copper Mine Road or Street or what it is called, just a hop from Bella Vista. Both streets lead off from Hunt Highway

Question The Village at Copper Basin

I was wondering if The Village is a good Neighborhood?
My husband and I are looking for Lease to own properties under $950/mo.
and this seems to be one of the best options of places to live.
or Is San Tan or Johnson Ranch better?

Hello everyone! About living at Copper Basin...we have been renting our home since August. Personally, we have had no problems. My neighbors are all great. We watch out for each others children playing, as well as house watching if we know that a family will be gone for a few days. I have found that if you stay with the newer built homes verses the origional homes, you will have better luck. Not to mention, the homes that are clearing out are making room for more family orientated friends that are good people and down to earth...hope this helps!

Queen Creek* is making the news quite often as of late---------with its shootings and other crime.

*that stated: most of that crap seems to be occurring in the unicorporated (Pinal County) parts whereas the Town of Queen Creek (Maricopa County) is mostly OK.
