I received a good cash offer at 4% commission. I realize that I should have a real estate attorney review the contract. Anyone have comments, good or bad?

Off the top of my head these are points to ask yourself:

What is the net after you pay all the seller closing costs/commission?

What is your bottom line? Have you researched your own comps?

Are you comfortable with FSBO? If not then, yes, hire a seller's agent or hire an attorney to review the contract. Also, if you are unrepresented, what commission are you willing to pay to a buyer's agent. I'm sure you are aware that commission is negotiable.

Don't use the buyer's agent unless you are comfortable with dual / limited representation.

I would use a buyer's agent or real estate attorney. Just curious if anyone has used HomeSmart and had a good experience with them. Thanks for chiming in!

I'm with Homesmart and I love working with them... however, you are hiring the agent so if you're comfortable with their experience, and know how then that's the most important. Unlike other states like NJ for example, AZ Realtors usually oversee the transaction till close of escrow - if you feel more comfortable to use an attorney that is always an option to the buyer.
