Well, I live there and it a great place to raise your kids. They have a great club house with 2 pools in the area. One heated the other is not. They just finished an olympic size swimming pool for competition there as well.
Plus, the Phoenix Coyotes practice ice rink is just down the street. Plus, you have one of the finest grocery stores in town (Bashas) on the corner Thompson Peak and East Bell.
We own a house that faces the mountain and it views the wild life preserve. They have walking trails throughout the whole area for you to take nice walks with you andyour family.
Here's a picture from my front yard:
Every year during the spring they have a wine and cheese tasting party and generally at every holiday they have a get together at the club house. You know Cinco de mayo, Forth of July...etc.
At McDowell Mtn Ranch, you are close to everything.
Example....
The Barrett Jackson Classic Car Auction
The TPC
We also have our own golf course...if you are into that.
A middle school where my daughter went and got a great education.
A public library right next to the new olympic size pool.
A skate board park.
Now, as far as homes. We bought our house new. $285K back in 1998. Before the housing bubble broke, it was valued at $850K.
Now, last month, we refinanced and it was valued at $465K. It's a three car garage, three bed room, 2 bath, family room, living room, office.
There a five models within our subdivision. There are several home on our street that are up for sale. They will probably fit well within your budget. very good neighborhood.
Now, I can not lie to you, and you might have this problem at Gray Hawk as well. Because both Gray Hawk and McDowell Mtn Ranch are so close to the wild life preserve, you might get some wild animals in your yard...like this: Two Bob Cats in my backyard this spring
We don't have a dog so they know that our yard is safe. If you have a cat, I recommend that you DO NOT let the cat out in the yard.
My house butts up right next to a wash and I have seen a many Coyotes walking up the wash with a cat in it's mouth.
But a dog keep them out of the yard. The only problem with this is that the homeowners have a really strick policy on barking dogs. If the dog can not be controlled you get fined.
It's a great place to live, if you don't mind mother nature!
