YT Grandad is on a distinguished road
Youngtown is nowhere near Laveen. It is a small community of about 5000 residents adjacent to Sun City and Surprise, and separated from El Mirage by the Agua Fria river. Youngtown has one of the lowest crime rates in the West Valley.

Youngtown has two distinct sections, the North side ("Old Town") and the South side (Agua Fria Ranch). The North side was the original town, incorporated in the 1950s and the nation's first retirement comminity. It was recently ruled that the town's age restrictions were illegal, and now anyone can live here.

"Old Town" is comprised of neat little two bedroom block homes currently selling for under $100,000. They are probably the best home value in the Valley. Agua Fria Ranch is a recently-built Pulte subdivision of three and four bedroom homes. There is a HOA in Agua Fria Ranch.

Youngtown has many parks, and it has a small lake in the center of Old Town that is stocked with fish.

Youngtown has its own police department, and police response time is excellent.

The only downside that I know of are the schools surrounding Youngtown. If I had kids, I would send them to a good charter school (not the gang-ridden one in Youngtown).

Another one for North Peoria here. Checked out a ton of places to buy our second house before settling up in there. The scenery alone is gorgeous, very desert and lushly landscaped. LOL, Motley Crew and I are friends and met on this board, so please come back and check all us folks out as there are some great discussions. The Restaurant Row she is mentioning is great, go there and the Harkins movie theatre a lot. Also, love the Maggie Moos ice cream shop over there. Also, no one mentioned this, but there is a great little red and white checked tablecloth mom and pop place called Mike's near J.C. Penney which serves good Italian and Greek food. And, a little further down on 83rd and Thunderbird, if you like sushi, is a great place called Kabuki in a little shopping center!
