Sablebaby you are right, I have a friend who is a Realtor and she could not find any rentals in the OP's desired communities for $1500/month.

I was curious enough to try searching for a rental on a realtor's website. I put in the following:

min 2 br/ 1ba
single family detached
$1500 - 2000 per month
in scottsdale, az 85260

I had 28 listings fit my criteria. So my suggestion is to see if you can utilize some Realtor's MLS search site to do your looking. Let me know if you could not find one online; I'll send you a link of the one I used.

Remember, you do not have to offer to pay the listed rent. Negotiate the heck out of the rental rate, and concentrate on the ones that have been listed for a couple of months or more. Don't bother even trying to negotiate with those asking for above market rates.

Be sure to use the assessor and recorder info at maricopa.gov to check on any possible defaults by the house owner before signing a lease. Good luck.

Those are mostly condos and the OP wants a house. Condos will be a lot cheaper.

I live at Kierland. For me it's ideal because I like to eat and drink without making a production out of it. I'm a city guy and it just feels "wrong" to me to drive one or two blocks for dinner, plus that way I can have a cocktail or two..

Are you looking for a rental home or apartment, how many bedrooms, etc? There are three nice apartment complexes at Kierland, within walking distance to Kierland (good for those who like to have a few drinks). They're all managed by Lincoln Property Management. The names are The Tradition, The Legend, and The Paragon, the first two being on Greenway, the third is on 71st street and has the best location.

As far as rental homes go, you'll be hard pressed to find one for $1500 within the Kierland planned community. You might get a townhouse just west of the golf course for that price, but a lot of them are furnished. A year ago I looked at a huge 3BR/2.5 bath/2 garage townhome that was under market at $1500/month, and if you move just outside Kierland to the west or the south, you could get a whole rental home for that price. The surrounding areas are nice areas as well, and still very convenient to Kierland. The homes are a little older but most of them are nice and the neighborhoods are nice. (Older=70s). Many have pools.

As far as utilities go: I have a west exposure, top floor, 3BR golf course (unobstructed/no shade) 1500 sq. ft unit. Utilities range from around $100 in winter (everything) to a worst-month of $400. I like it at 74 degrees. I have two sets of patio doors that face west, my living room and dining room face west, and the afternoon sun bakes down on me. I suspect that a lower ground floor unit, or something on a shaded side, would be substantially lower. I talked to someone who had a south exposure and they pay $100/month. So, it varies greatly on the sun exposure, and your need for cold temperatures indoors.

From what I've seen, they are very nice, and very expensive. But if you have the money to spend, I don't think you can really go wrong living there. However, for the money, I might also consider Camel View Village in Old Town. I've looked at several units there as well, and in my opinion, that development is one of the nicest in Scottsdale (I'm familiar with Optima properties from Chicagoland).

I have not looked at the newest phase of the Kierland Commons development from the inside. Those are the ones just being finished right now. My suspicion is that the higher floors have a killer view. I don't live at Kierland Commons itself, so I can't comment on the shopping area condos more than having glanced at them for a short time.
