I'm looking at a vacant lot that has block walls already built by neighboring lot owners. If I buy this lot, do I have to pay anything to these owners? It seems like they would be paying for something that I will use.

Does anyone have an idea of cost of building block walls? Thanks.

it's quite possible you're getting a "freebie" - I had to put up a block wall at my expense at one of my rentals because the old fence kept falling down, and my neighbors all claimed poverty. Most hoa neighborhoods that have walls have a clause in the cc&r's requiring that the walls be maintained & if your neighbor damages or knocks a mutual-wall down, they have to pay for repairs.

I think I paid around $24 ~ish per linear foot for a couple hundred feet of 4" wide x 6ft high wall. It's been a few years though & I wouldn't recommend the guy I hired.. (he was sloooooow).

No you don't have to pay the neighbors anything. Years ago, a 6' block wall cost anywhere from 50-70 a foot, today? who knows. Consider yourself a proud owner of a (free) community property block wall.

One interesting thing about the Valley compared to other cities is the absolute ubiquity of 6' concrete block walls around everyone's back/side yards. You'd think it was required by law -- although there are homes that exist without them, here and there. :-)

The reason block is here is because people put up wood fences and they don't last here. The only thing that stands up to the sun, monsoon wind, and termites is steel and block. Monsoon winds can exceed 60 mph wood which has been dried out by the sun just blow over. Then people put up block fences.

I know what you mean happen to me I built a block wall on my property the neighbor just removed his fence once mine was done. Never spoke to that guy again after that not that he was breaking the law but now he has a few inches more of his property and a free wall.
