can anyone tell me about the outskirts of the city of suprise! Is it way way out of civilization, somewhere where I can put a manufactured home but with some neighbors and not a trashy neighborhood.And also close to the stores. thank you again very helpful people on here.

I think you might have to go further out then Surprise maybe Circle City or Wittmann for a manufactured home. I don’t know about an new changes in the city zoning codes but most of the land around that area has been or will be sold to developers. You may find something north of Phoenix in Black Canyon City. Or another area might be west of Phoenix in some areas of Goodyear, Buckeye, and Avondale.
I also know that there are many areas in the east valley of Mesa, Apache Junction area that would be closer to shopping and there are alot of manufactured homes in those areas. Is there any special reason for Surprise? Working or retiring? This is just an opinion and there are always exceptions to the rule. ![]() |

There are some areas in Buckeye that you can put a manufactured home on the lots, some w/ paved roads and utilities already in place. Check out areas towards Sun Valley Pkwy. or areas south of I-10 off of Jackrabbit. Good luck to you.
