Hey All,
Have you guys looked at the new properties that are being built by Dr. Horton at Lake Pleasant and 98th ave in Peoria? My wife and I were looking at the models and we really liked what we saw and we're seriously considering buying from them. Any input about the location/builder would be greatly appreciated. Thanks M.M |

I rented a house in that area. Westwing. Very nice. The same models can be had in Surprise for about 33% less. My wife likes Surprise better. For us the decision will come down to better schools and things for the kids to do. I haven't decided yet.

I think DR Horton's location for that new subdivision is a great one; however, I would be concerned about buying a new home in a completely new subdivision anywhere right now due to the current housing market because it may take many years for a brand new development to get built out now. You might have empty lots around your for a long, long time.
If we were buying now, we would choose a safer buying decision....buying in a development that is more established (at least 2 years old). For example, there are quite a few great neighborhoods close to where you are considering. A few are Vistancia, West Wing, Fletcher Heights, Sierra Verde, etc. We would also probably choose an existing home (completed builder spec or resale) because there are way too many builders having financial issues presently. DR Horton is the country's largest homebuilder. If you take a look at their stock and the reports you will probably conclude they will never go under. Times are tough now, but its a company that knows how to manage its finances. A recent round of layoffs in the Phoenix divisions and some land sales have cut some of the losses in this area. I would never be afraid to buy a DR horton home here or anywhere. JMHO

My husband and I just drove past the development this morning and mentioned how fast and how many homes were going in. I like this area, close to the new WalMart center and right down the road from our "4 corners" shopping development which has the new super Target, Home Depot, Lowes, Pier One etc. Lots of new eateries coming soon.

I live very near this new subdivision and drive by every day. I can tell you that if I were in the market for a new build, I'd definitely have one of these homes at the top of my list. Just my opinion, but DR Horton has some great floorplans. I'm obviously biased because I chose this area to live in, but it really is great. The new retail/restaurant development within minutes is an added convenience.
If you're interested in moving sooner rather than later, I've seen homes in this subdivision for sale already on realtor.com. I'm surprised how quickly it's filling up. Hopefully, these homes are being purchased by their new occupants and they're not all spec homes. Back to your question though, the area these homes are being built in is great. I've been in that part of Peoria for seven years and am very satisfied. I'm happy to see the growth out our way too. ![]() |

Everyday I see how quickly these homes are going up. We might even look into them because 15 minutes out here in Vistancia does made a HUGE difference in commute time.
