We just moved from out-of-state to the area and are renting right now but plan on buying within the next year. We just don't know where to buy! So the areas we are looking at are Tartesso and Verrado. I know Verrado is more expensive but it's slightly closer to the downtown area (and closer to Litchfield Park for shopping etc). I wouldn't mind Tartesso (it's cheaper and you get more house for the $$) but there's nothing there and I'm afraid our home value will decrease if commercial development doesn't occur as the builders are anticipating.
We also thought about living closer to the highway around the exits 114/117. Nothing "master-planned" about it but it's decent (better than downtown Buckeye). If anybody has any advice, I'd really appreciate it, especially if you live in these areas. I'm sure you can provide valuable input. Our budget is around $250K, definitely under $300K. Ciao! |

About the last thing I would be concerned about in Tartesso is that the area won't develop. Trust me, in 5-10 years you won't recognize the place. If you haven't lived here you have no idea how fast things go from vacant land to wall to wall homes and mini-malls. You ought to be more concerned about what that development is going to do to your quality of life - traffic congestion, commute times, red-light frustration, crowds in the stores, dust and dirt from new construction.

I am new here...just today...and just read your post. Are you still looking to buy a home? We are getting ready to relocate to the Denver area in June and will be putting our house on the market here real soon. We live off of exit 109, but not down as far as Tartesso. We have a five bedroom home (3 bath) on an acre and are definately looking to list it for around $250. Let me know if you are interested...perhaps we can set something up for you and your family to come out and take a look.

We live in Tartesso and love it. The commute isn't that much more than going from Verrado. It adds about 10 minutes. The traffic doesn't really hit until you are to Litchfield Rd. It was worth it for us to have more space and pay less. There is already a Frys being built down Sun Valley Pkwy towards Surprise. It is coming. I wouldn't worry about development.

Have you heard about the Tartesso Town Center? Well I have and let me tell you that it sound great. From what I have heard it will be about a 3 million sq ft. shopping center. Located next to the I-10 exit. All together Tartesso should have over 40,000 homes alone. Also there are planned commercial sites all over inside the communities in Tartesso. Another larger master planned community is planned as well for over 90,000 homes. Need less to say if you are worried development all you need is time.
