Number of Houses on Market by Zip Code?
This is maybe a question Captain Bill can answer? (Where has he been lately by the way!)
Im trying to get an accurate number for total single family homes listed for sale (REO/Shorts/Foreclosed inlcuded) for my zip code.
I ask, because since all real estate is local, I have been tracking the median sale price weekly at azcentral.com. This site also lists the number of homes sold in a given week and the median price and number sold in the previous 4 weeks, and finally the median price and number sold for the same 4 weeks a year ago.
In my zip (85222) the median price has been steady and actually increasing over the last few weeks. Im not saying its a complete trend yet, and the numbers sold per week are averaging about 20-25, so the numbers can be volatile.
BUT, Im trying to get an idea of the actual inventory for sale in my zip. I have looked at the public sites I am aware of (zillow, zip, realtor.com etc) and I think Im seeing about 500-600 total homes for sale in the zip code. That seems like alot, but at 20-25 per week that is only 6-7 months inventory, which my understanding is close to turning into sellers market?
Im not sure though I am getting alllll the houses available listed on these sites though, even though they have started specifying the foreclosures on many of the sites now.
Also, Im sure its not including new homes (at least all of them) available, but from what I see around town there is very little new building happening.
This is all just out of curiousity....Im not selling or anything...just something to do! I also take a sampling of the homes sold and plug them into the assessor website to see how much per sq ft they are selling for. Currently most of the homes that are SELLING for whatever reasons down here in Casa Grande are selling in the 85-100 per ft range (not scientific!). That is a little higher than even 3 or 4 months ago on average though.
SO, Captain or anyone, are those public sites giving me all the listings? If not is there a place I can get them? Unfortunately, the ARMLS site is now lumping all of Pinal County together now in their reports! Not a great indicator I dont think...they used to seperate it at least to the west side....
