Over the past year we have been looking at real estate in Maricopa City, via the internet only. So I have no real info on this town. Can anyone tell me about it. Conservative or not. Stable comunity or not. Crime, schools, neighborhoods, etc.... Realestate value?

There is a lot of info on this forum about Maricopa. Do a search and you will find the info. If your place of employment is Luke, it would be a REALLY long commute.

I would rent a nice place elsewhere before buying anything at Maricopa.

Thank you for your reply. I will check it out. My husband would be attending college and I would be teaching at the point we were ready to move. Is travel time the only reason you would recomend waiting to buy there or is it not all that great of a town? We are really just looking for a great real estate opportunity anywhere nice in Arizona. I would prefer a safe town, and a bit on the conservative side. Prices are great in Maricopa, but as I said, I have no idea about the rest.

Having friends who live or have lived in both places, I think Queen Creek has at least a slight edge on Maricopa, as far as affordable places to live on the east side of the Phoenix metropolitan area go. There's more of a community there, especially for people who work in the web design and development industry (like I do). It's also close to a big mall with an Apple store, and ASU's Polytechnic Campus (ASU Polytechnic | Arizona State University).

Run a mapquest from central Phoenix to Maricopa. See the final portion of that route? It is 347 across the Indian reservation, followed by a series of traffic lights, and finally, a freight train track. IMO, 347 is where Maricopa goes from being incovenient to being terribly inconvenient. Taking that stretch round trip everyday (plus normal commuter time to wherever you are going) would not not be much fun.

This is a direct Maricopa forum 85239.com

We live in Maricopa now but will be leaving soon for many many reasons.
The town is dying, foreclosures everywhere. Nice people but too many negatives. The manure smell in the mornings and evenings will gag you from the dairies so close.
We rented and are lgad we did. Easy to correct where we live. Queen Creek is a better bet. Yes they also have lots of foreclosure but more stuff close at hand.

I ve said it before, but I ll say it again - IF you have already made the decision that being 30-45 mins from downtown Phoenix is acceptable to get better pricing on housing, then Casa Grande really should be on your list in addition to QC and Maricopa. Yes its about 5-10% more cost for houses, but the city is MUCH more developed than either QC or Maricopa. Plus it is right on both I 8 and I 10 so the drives are much more tolerable than stop n go.

CG already has a hospital, mall, all the big box stores including a new LA Fitness etc. ...

Again, I dont need to hear all the "its so far out there" discussion. My post is information for those that have already made the choice that cost is important vs distance. Besides, I maintain its not that far anyway in minutes vs some of the other commutes.

I almost bought a house in Maricopa..... had an approved offer on a property, then I got a copy of the CC&R's. Wow.... a lot more restrictions than I expected. Enough to make me withdraw the offer.....

Hi,

Maricopa has been hit the hardest by the real estate market. Last month, the average home that sold was $138K was 2,298 square feet or $60 a square foot.
