I live in Surprise now and have seen or heard of little or no crime.
I just thought 7 mins down Grand to 202nd ave and Roy Rogers is not too far. We would still go into Surprise for everything. Really wouldnt go any deeper into Wittmann. THe place we are looking at has a full wall on the acre and has a circular driveway and nice house. 3000 sq ft. All for $185k
BUT coyotes, snakes, not too far from Grand (about 3 blocks) are some of the negatives. Like the acre idea but if I have to deal with too much drama I will get a quarter of an acre here in Surprise.

You can take Crozier Road from Patton over to Happy Valley also I am told that another route out further west on Patton has been cut through but the terrain is very bad. When you take Crozier out to Happy Valley you will leave pavement onto a dirt road but unless we are in a Monsoon it is not a bad route, however these considerations are by all means suggestive only by what I consider to be travelable. Also the Maricopa County Transportation Department is responsible for the construction and maintenance of roads in unincorporated areas of Wittmann. Those areas which have been annexed by Surprise...the roads, fire, police and other services are the City of Surprise concerns now. So I would expect that the Council and city workers would love to have comments about the conditions and areas which are being giving second class consideration, after all it is they who took on the responsibility.

Yes there are lots of coyotes and snakes in the desert, they usually avoid human contact. Most dogs understanhd that snakes are not something to play with and again usually leave them alone.
Depending where you live or looking to live you can get a lay of the land by looking at it.water takes the path of least resistance and makes it own creeks and washes when the water is a flowing. Choose a place that is on a high point and not a low point to put your structure.
Some monsoons are worse than others and most are usually just a huge wall of dirt and debri moving fast through the desert with some moisture. You have to experience it to really appreciate the monsoon storms rolling through.

Snakes, Ground Squirrels, scorpions and other critters bring havoc if you're not expecting them. We've killed rattle snakes in our yard and it is very easy to walk up on them. I always keep a look out and walk with a hiking stick. We also have found several "King Snakes" which are usually black with orange rings around their body but they also may appear different in appearance depending on their background. King Snakes are not a threat to humans and will not bite (too hard . They kill rattle snakes so if you can differentiate between the two keep the king snakes alive. Scorpions like dark damp places and if you have a ground level home you are apt to see them inside. Call the bug man. Otherwise if your homes foundation has your first floor high enough off the ground you may not have problems. That is except for outdoors around the flower bedding and beneath objects...flower pots, fountains or the like. The Ground Squirrels are the cute Prairie Dog looking creatures that stick its head up like the Gopher on Caddy Shack. Believe me you will go as crazy as Carl did trying to rid your property of them. They root out plants, over-populate and destroy landscaping. They were here first but their cuteness and likeability fades fast! The only other odd ball critter problem is the rabbits. They crawl up in your car engines and chew on wires. They have hit every neighbor near me and got all of my cars. You'll find them hiding in the engine compartment especially on cool mornings. If your vehicles have modern day computerized systems it is not good. There are some tricks to keeping them away. You can throw bone meal (for rose bushes) on the ground beneath your vehicle and there are several repellants you can get from Home Depot or Lowes. We have javelinas but most are where they see you and you not them. If they charge they are known to do some serious damage to humans and dogs. I only feed my dog what it will eat at once and prevent leaving anything outdoors overnight that might attract them. The ones I’ve seen are usually far out in the desert so except for maybe hitting one crossing the road at night they are not a problem (for me anyway).

I have lived in Wittmann for 3 years. We have 2 vehicles that are not parked in the garage. Never had anything chew wires or cause any damage to the cars. The squirrels & rabbits don't bother us at all. In fact, they are one of the reasons we love living here. They are fun to watch & we always leave out water for them and occasionally wild animal seed mix(which they love). In the last three years we have seen 1 tarantula, 1 bull snake, 1 gila monster, a few scorpions, and of course, black widows(which you will find in town too - just like scorpions and snakes). The coyotes have moved out further then when we first moved here. But, we don't mind them either. If wildlife bothers you, then you shouldn't live in a rural area. Oh, a new gas station and Subway are opening in Wittmann soon. yay!
