Question Houses for sale

I was wondering if anyone can tell me if what I saw online was true or not in Az. I was looking at houses for sale in Surprise AZ and saw houses that
we for sale for 60,900 dollars, 70,000 , 89,000 four and five bedrooms. Is this true??????????? They were in Florence, Buckeye, Queen (something?) county.

Look in Maricopa City; probably even cheaper. Make sure they are not short sales. You can find Assessor data on the Maricopa County website.

Check out realtor.com. If you see them there then they are here! I'm sure they will be short sales or foreclosed homes.

Yes, in the outlying places there are many homes listed under 100,000 which includes all those areas you listed. SOME are even selling for that...out here in Casa Grande, smaller (1200 sf approx), older (20+ years) homes in the older areas of town are in fact selling for 75K and less, not many, and Im sure they need alot of work, but there are a few.

However, MOST of the decent area, newer developments are still selling for 65-75 bucks per sq ft. The larger homes are actually selling for 55-60 bucks, but of course the total cost is still higher since the houses are larger, and Im sure some of those at that price are foreclosures that might need some work.

I track actual SALES every week, and here in CG, the "average" home in a nice area still seems to be fetching about 75 bucks per sf. Some nicer places are still getting 90-100 per sf, and the occasional home in a nice area but maybe needs more landscaping etc can go down to that 60 bucks per sf area.

If you are ONLY looking at price, and commute, infrastructure, etc is no factor, the Pinal County Queen Creek (Johnson Ranch, Santan Heights etc.) area seems to be the place to go. They just overbuilt out there soooo much, that houses are routinely selling in the 50 bucks per sf range. And this neighborhood is ALL newer.....so new there is not alot yet to go with all the houses.

Here in Arizona City there are some forclosures that are around 62k.

Yes, this is true and very common here. Most likely, they will be foreclosures, short sales, bank owned, etc. and will have no warranty of any kind. Often times, they are in a complete state of disrepair, with many appliances and other fixtures either removed or severely damaged. Many times, the whole kitchen and bathroom(s) have been removed (all appliances, cabinets, lights, etc. -- yes, even the kitchen sink can be missing!).

The pictures you might see on the web will be of the presentable areas (they won't post pictures of damage). Make sure you bring a building inspector with you if you ever seriously consider purchasing a house in this condition.

Another thing to remember is that fixer uppers cannot be financed any way except for the FHA 203k plan, which has a lot of costs and red tape involved.

We are in the process now of making an offer on a house which has been stripped of the top cabinets in the kitchen and we cannot find a lender who will finance the house, not even the mortgage company that has foreclosed on the house.

The mortgage company is waiting for a cash offer.

Here in north central Phoenix, you can get a "move in" ready place for around 170k. The problem with us is that we can't sell our condo for a "decent" amount.

Maybe next year....yeah, right.

The houses for that price will not be nicer homes but they are available. Short sales are a fine way to go if you are not in a hurry.
