In Sun City West, one member, owner, must be at least 55, and no one under 19 allowed to live there permanently.
The job market, as previously mentioned is bleak.

Well I stand by my statement to sable. I don't think there is first hand experience in sables reply. I know there are rules heck I am from NY...rules central, but I also know of several people under 55 living at SCW and people are looking the other way about it. I just wanted to know if this was one of those rules that no one enforces, not a lecture on ethics. I have been checking several states and the unemployment is bad all over especially in NY. The weather I am not sure about, I think I can deal with it , but then you really don't know for sure until your living in it for several years. I don't mind the commute to Phoenix it is 45 mins, I have travelled futher in my life for work. Does anyone have any home owners insurance or car insurance knowledge also the price of water in SCW. Thanks for the tips all. I will look into Green valley next trip out. Thanks again.

As I posted before, one owner must be 55+, no one under 19 permanently. Here's the site that tells you all about it. Yes they do enforce the 55+ rule. Someone must report you before action is taken in the majority of cases. This site should answer all your questions except for employment opportunities which are bleak at this time. Yes you can find work, but it may not be to your liking at the time. This site lists the CC&R's requirements also.

Any realtor who tells a client to lie in order to purchase a property is making a huge mistake that is not in the best interest of the client, nor the realtors career.

If things go wrong, the buyer is certainly going to go back and claim that the realtor was the cause of the problem because of the advice.

I recommend that if you want to consider buying in SLW at age 52, that you do it by the book. Speak with the property manager at SLW and inform them of your plan. They may agree to make an exception to the rules. If they don't agree to make an exception, then look elsewhere.

To break the rules is just plain wrong, no matter how you slice it, and providing false information while purchasing a house can be considered fraud.

Sable is correct. If you're going to ask for advice on a forum, you must be prepared to hear all sides, not just what you want to here.

Some people on the forum have no problem lying and breaking rules; Others prefer to play by the rules. Each will take time out of their day to give you their opinion, and it may benefit you to listen to all of them.

I've read sable's first respone to you several times, and have yet to pick up on the "ethics lecture". Pretty much everything sable posted is spot on. You asked, he/she answered. Sablebaby and most of the other posters to your thread are all thoughtfull, reasonable contributors to the forum in general. Not trying to gang up on you, but if you don't want to listen to what we have to say, than why ask? Most of us are here for the same reason. We enjoy reading what others have to say, and like offering local knowledge to others who ask about the state we live in. Questioning someones "first hand experience" because their response was less than positive to what you were hoping to hear, is ridiculous.

Anyway, can't offer any knowledge regarding the cost of water, but home owners and auto insurance are not too bad IMO. Best to talk to an agent here for quotes. When trying to estimate travel time to and from work, don't just go off of the milage you will be driving. If you will be driving downtown during rush-hour, you can just about double your travel time from SCW. Rush hour is a mess and can last well into the mid-morning.
The heat does get very old, at least for me. If you don't need to spend a lot of time out in it, you should be fine. The previous posts regarding our job market are all right on. Jobs are out there, just not nearly as easy to land one right now. Things will rebound, just might be a while yet.

I agree with you! I am very interested in Sun City West because I have relatives who live there and they love it, but I'm not old enough yet to live there myself. I hope someday when I am old enough that it hasn't been overtaken by people who have cheated and bought there even though they aren't 55. I hate it when people think the rules don't apply to them.

I think Sun City Grand is for younger than 55 year olds. Not sure the age--maybe someone else knows.

As posted several times previously, Sun City Grand age stipulations are one person must be at least 45 years old as an owner, others must be over 19 to live there on a regular basis, and under 19 they have 90 days visitation priveleges.

Nitram you must mean 55, not 45? Can the op just put an older relative on the deed and check with the association if it's OK? I mean it's not like they're that far away from 55, not to be depressing or insulting
Usually people want you to think they're younger....

I don't see it as that huge an ethical thing unless they're really in their 40s and are totally trying to shine them on. My daughter who is 4 sometimes gets into the buffet for free because she looks 3 to the hostess; they don't ask, so I don't tell, and we save about $1.50. But I'd be honest if they asked....

I personally can't see living in a place like that even after I'm the "right age", unless I have a need for some kind of assisted living situation. Kids are part of life; it seems weird to have all middle age and above, and no young couples, teens, moms with strollers, etc. I would find it depressing....

Also, 50 is the new 30 so they've got a little problem. Maybe they need to raise the minimum age to 65? And in about 25 years when medical science has advanced, 65 year olds will look 25, so they'll have to really notch it up, like 105 or something! The mind boggles....

Sun City Grand changed their minimum age to 45 last year..
