No, it's because SC Grand they have many more younger retirees and family living with them and more activities geared to a younger group than the other 2 Sun Cities. And the younger ones out voted the older ones to lower the age limit.
Anyone can live there permanantly over 19 as long as one owner is at least 45 years old.

I consider myself to be very pro-Phoenix and tend to be positive about this city as opposed to many on this thread and forum in general. However, I do agree with some of their negative statements particularly regarding the job market here. There is so much competition for jobs in the valley and there simply are not a lot of companies. We really haven't seen a lot of growth in terms of companies moving to the valley after 9/11. Our economy was sort of rescued with the construction and housing boom. There are a lot of retail jobs but not a lot of formal finance, banking and information technology jobs. I would not move here if I was seeking a job.

There are nice things about SC that even young people may encouraged by. There are great hospitals, golf courses and restaurants in the area. Also, it's a very clean community and the eldery might be nosy but that generation of Americans also tend to be the finest and most respectable They are very good people. I know as a physician, elderly patients are the most grateful and respectful of all my patients. Whenever people refer to the WW II era as the greatest generation, I understand why.

Default moving to scw

There's a lot of good information about AZ and SCW on this thread. I think my wife and I would enjoy livingin SCW. Just a few questions. Please help since I don't know much about this. Is SCW still a safe area? Is it well maintained? Are prop taxes exempt from 'school' portion in SCW as well as SCW? Are the facilities crowded? (tennis and swimming, especially). What are the state income taxes like?

So far as I know, retirement community residents are NOT exempt from the portion of property taxes allotted to schools.

As I understand it, state income taxes here are relatively low. For more information on state tax rates, go to www.azdor.gov

My dad bought a house in SCW when he was 54 1/2. They would not close on the house until his 55th birthday! True story...

SCG is 45+, and I think it is because they want to attract a younger crowd; people are retiring younger somehow. They may have a lot of empty houses too, I don't know. The community has very strict rules indeed, and they are enforced, and you are reported by your neighbors. By and large the cost of homes is higher overall, than say SCW because they are newer.

A friend invited me to attend church with her in SCG. The church is situated within the bounds of SCG, but is NOT part of that community. After the service we went in the coffee room and sat with a group of others. One old soul was talking to me and asked where I lived. I said "Glendale", and she pulled up her nose and turned her back on me. True. STG. The folks here want you to look as though you have a certain income too.

I know that there are those living in both communities who are underage but they keep a very low profile. Some of the old people are hysterical about a person being "old enough" to live in SCW to the extent of confronting someone whom they feel looks "too young to live here."

My friend (who has botox) said that at the dog park a small dog barked at her and the dog’s owner said “he’s barking at you because he thinks you look YOUNG”, and she gave my friend a scathing look. She said people in the dog park have said “you’re too young to live here”, and have asked to see her rec card as proof. Some of them are very confrontational. They will report you for anything they can possibly report you for and given your sensitivity at Sable giving you the straight scoop you are going to be asking for trouble a lot.

So be prepared. If you are going to sneak into SCW have a plan to hide yourself and an “I’m visiting mom” excuse. Unless of course, you do look old. And leave your attitude at the boundary. SCW does have a NY Club, you might access the main page for the city and look under clubs. Get a name and contact that person for questions.

Older SCW does not have taxes to support a school system but nonetheless property taxes are going up. the newer section does pay some school taxes. I think SCG does not have the senior status given the lower age requirement so they do have higher taxes.

As for water prices, if the water company has their way it will be going as high as the sky.

As for car insurance, that’s a personal thing. The zip code is 85373-75 and everything else depends on your driver record, your vehicles, etc.

Both communities are lovely. Very clean, very safe. Lots of clubs. There is also SunCity which is older and far larger but is not bounded by walls.

Here’s something to view. You may see a bunch of intro ads on the video, just keep going as it’s informative.

Sun City and Sun City West are cities in Maricopa County. Sun City Grand is a community in the City of Surprise and have their own separate CC&R's plus rules and regulations and taxes of the city of surprise
Sun City West is not as bad as the above poster is saying about younger looking people. That story would be a rare exception.
