Default Opinions on neighborhood near Ocotillo & Lindsay

I am considering moving to and buying a home in the Phoenix East Valley area. One area that I am thinking about is the area around the corner of Ocotillo and Lindsay in Chandler. There are a few new home communities there that I am looking into. Anyone have any opinions on this area? I've already done some quick research. As it is about 3 miles south of 202, it seems convenient for commuting. Also the schools in the area seem okay.

Anyone have any opinion of this area?

This is a nice, newer area close to the 202. Where are you commuting to? Phoenix? If so it will take you at least 45 minutes because everyone else is on the 202 heading the same way. That area is Chandler School District which has a great reputation (Ryan Elementary is a fairly new school and Payne Jr Hi just opened). Good luck in your move!

Near this area is a subdivision called Lagos Visoto (Sun Groves neighborhood). Does anyone know how much the HOA dues are?

Are HOA dues in AZ common? Spendy?

We are looking into Chandler or Casa Grande. We prefer to buy a home without an HOA.

Your Realtor can easily find out the HOA dues for you for Lagos Visoto. In general, HOA dues depend on the amount of services you are getting. If there is a community pool, club house etc... the dues will likely be over $100 per month. If the HOA provides common area maintenance as the main service you may only pay $100 per quarter. Most neighborhoods have active HOA's. Be careful when buying in a new, incomplete development. Some HOA's in newer developments are struggling due to low vacancy and builder deficits. This means the homeowners that are already in have to shoulder the burden and get little service.

We're just researching at this point, so we don't have a realtor.

We're trying to sell our home here in Washington State.

The San Tan HOA is having serious financial problems and I've heard they have already filed bankrutcy. (Not confirmed). The developer did not properly fund the association, and was not on top of dues collections. Several builders in the community went bankrupt and didn't pay their fees.

They turned the development over to the homeowers with over one million dollars in debt and were needing a special assessment of aorund $750 pear home. So at this point in time I would be very leary of buying into a new development where the developer (declarant) is still running the HOA.

Most communities in this area have HOA's so they are very difficult to avoid, and many are excellent with excellent amenities.

Most any community in Gilbert is good, with some being better than others. It just takes some leg work to find the community of your choice.

Yes, HOA's are extremely common. You would be very hard pressed to find a community without HOA fees, that is less than 15 years old.
