Default 85085 Talavera URGENT ASSISTANCE REQUIRED

My wife and I have not long moved to Phoenix from England and are currently living with family. We are keen to get a place of our own as you could imagine. Anyway, we have been looking round a few zips such as 85050,85331 and 85086 . We have found a perfect plot in what we thought was a perfect area it was in the zip of 85085 and is built by William Lyon Homes. The home is just over 2500 sq ft costing $330,000 - by the far the best value of any around. Anyway to cut a long story short, we received all the documents about local buildings etc 'Public Report Receipt' and were EXTREMELY concerned to find some of the current sites in the area and also proposed sites. Could anyone help me out with this and offer some advice. One of them is a confirmed site for electrical facilities and transmission lines to be located in the vicinity for a 500kV line route. There is also a water reclamation plant and maintenance facility to be built 3 miles north of happy valley road. Madison Granite mine which is 1 1/2 miles away which apparently sometimes mines 7 days a week 24 hours a day, we have been given warnings of excessive dust, traffic and blasting for the next 20 years. These three are the main concerns but i know there are other such sites in the area and im really wondering if this should be enough to put us off purchasing such a house (which we thought to be so perfect). PLEASE IF ANYONE LIVES IN OR AROUND THIS SITE OR HAS HAD SIMILAR EXPERIENCES IN THE PAST WITH THESE TYPES OF WARNING, I WOULD LOVE TO HEAR FROM YOU!!! THANKS

I was going to buy into laveen in 04 until i read the public report. i cancelled my contract....wish i would have kept it....would have made a killing when we sold. my advice ....buy in a newer established neighborhood. we did end up buying in laveen in 05 at the top and sold less then six months later. My husband didn't care for the distance to the highway and the area. There are tons of houses for sale, take your time. There are many people in trouble you may be able to get a better house

I have also been told that a lot of the reports are just disclaimers and there is really nothing to worry about. People are just trying to cover there backs because of being sued etc.

Does anyone live in 85085 - could you help at all?

I was trying to answer someones question in reference to - locating people or how to go about it. When I tried to answer, I had to register first, and now I can not find my way back to answer her question. ( this is my first time corresponding with strangers on the internet. I was shocked that I could feel your comrodrare, by just reading abit) THANK YOU!
Any way information retrieval is my forte, and I found some information on "Vinh Tang" for whoever was asking.
Now my spell check - will not! I'm sending this anyway, because you can't see me.
A 1/2 Hr. ago I was just trying to answer a question.

Go to the City Planning Commission and get a copy of the City Plan. Also, ask them about the plans, so they can verbally explain some of the things in the works.

I live in the 85085 zip code and have for almost 3 years now, but I don't have much information for you. I actually live just south of Madison Granite, and so far, it has not been an issue. The issue I have is the fact that North Valley Pkwy. runs right behind my house, and we get all the traffic noise (including our walls shaking when large trucks go by). When we bought our house there wasn't even a road built yet, so we had no idea that our house would be backed up to a major street.
There are a lot of great little subdivisions in this area, but you brought up some good questions. Maybe others will have more advice. Sorry.
