Chandler - Sun Groves area (house, neighborhood, to buy)

We are looking to buy a home in Chandler in the Sun Groves community. This is off of Hunt Highway and Val Vista, zip code 85249. I am looking for any information and opinions anyone can offer on this area. The house has a full finished basement and is only about $87 per sq. ft. and has many other nice upgrades.

Is this a good deal for this area in this market? Is this considered too far on the outskirts? I know there is a dairy farm nearby, but other than that, it's the only negative thing I can think of. There is a house around the block from the one we like that is even more upgraded and less money, but backs up to Hunt Highway. I don't think this part of that street is extremely busy or noisy as it's where it ends at Val Vista, but would like others opinions. If anyone can offer some advice and opinions, it would be appreciated.

We have relatives that live in this neighborhood. To put into perspective the pricing-they paid $399 for their home 4/2 single level with pool about 4years ago and now are seeing neighbor homes for under 300K. It is a nice family place and if you have a job that is secure to get into that area at these prices is probably safe.
