Smelly cow stuff
We were wondering if this (Smell of Cows) is being taken care of?
Seems if walmart will be next door to the feedlots then that would be a problem for them.
Does anyone have the latest information concerning the sale of that place?
I had heard it was to be some sort of developement going in there close by.
I'm to old  to remember where I heard it.

P.S. This is a nice forum.

The feedlot land, more than 800 acres, is listed for sale with a RE in Scottsdale for $56million. The EPA would require removal of dirt 12 feet deep in contaminated areas. Probably wont sell very soon.

Maricopa is exactly the kind of place where the Govt needs to do what is necessary to get these loans rewritten. Most of these folks did not get in over their heads, they aren't responsible for the loss in value of their homes. The bleeding has to stop somewhere, and until people no longer feel like it makes more sense to walk away than stay, it will only get worse in Maricopa and places like it.

I disagree. The only thing different about Maricopa is that most of the areas are a few years old. So everybody bought at the high. Markets go up and down. That's the way these things go. Everybody's home is down 100K from where it was a few years ago. Mine certainly is. So hang on until the market goes back up if you want to get out. We're all in the same boat.
If you bail out everybody's mortgage that's underwater now, what happens when the market goes back up? Suddenly, all those poor homeowners that originally bought at the high have essentially now bought at the low. So when the market goes back up, they're sitting on a huge pile of gold. How is that fair???
I love that comment from the poor homeowner interviewed in the article. They thought they were going to make a huge profit by turning the house around in a couple of years and moving to Phoenix. Well, boo-hoo. Cry me a river for them.

I have lived in Maricopa now for 7 months, I bought a house last year. Our street only has one vacant house and as far as the string of break ins, yeah there were several in Maricopa Meadows I believe, but come on, you will have break ins in ANY part of the valley. Believe me, Maricopa is not a hot bed of crime, not even close. We LOVE living in Maricopa and know other people that love it too. It is a nice small town 35 miles away from the city and that is just fine by me. The cow smell, well it is what is is.  But some days we cannot smell it at all. The only thing I do not like about Maricopa is the property taxes are higher and the electric bills are higher!
I understand that it is not for everyone and some people might hate it there but different strokes for different folks. You really need to check it out for yourself and see what you think.

exactly how i feel! if you pay $250k for a product that costs $80k and expect a quick profit you are bound to fail.

I went down there last night to see my nephew and pick up my Girl Scout cookies from his daughter. It took me two hours to get from downtown Phx to his house. A big chunk of it spent parked or crawling on the 347.
His then-fiancee had bought a small house there when they were first starting to build up Maricopa. After they got married, they moved in to that house, but needed more space because of nephew's kids. They have been able to keep the small one rented out, and got what was a good purchase price on the larger house. Now, a few years later, there are foreclosures and short sales all over, breakins are more common in the neighborhood, the demographics of the area are starting to change because of the people moving in to the cheap rentals and short sales. So, they want out, and are so far upside down (about 50%) on the house they are living in (based on the short sale price of a virtually indentical house a few doors down) that they are thinking about just walking away from a house they love and have put a lot into. Staying for 10 or 20 years to see if they can ever break even, given the overall situation of their family. just doesn't seem workable. My nephew and his wife hate the idea, they pay their bills, they don't want to have to do this... but I have a feeling they are not alone.
