Question North Scottsdale....information?

Hi everyone,

I am looking at relocating to North Scottsdale, specifically in the new home construction going on off Rio Verde rd. between Troon North and Rio Verde.

The neighborhood looks to be up and comming (although slowed right now because of the economy and real estate market) and the views of 4 peaks and the McDowell mts. are spectacular.

This looks to be a community that in 5-10 years will be very nice.....Although currently many of the roads are unpaved and there is no city provided sewer or gas service.

Please give your opinions on this area.

have lived in the Phx area (Scotts/PV) for 34 years....

and have been in the area you mention many times....

it is certainly not a bad area at all....large, open, great views, upscale neighbors over in the Troon/Desert Highlands area.....

my very personal opinion is that the long-term prospects for the area will be somewhat stalled....I may be wrong, but I think a trend toward closer in-town living will develop in the next many years as people try to use their car less and realize that sprawl is not a good thing....the area you mention is very large and, from an investment standpoint, there will always be land/homes for sale out there and, so, the supply/demand balance will always favor the buyer.....

nevertheless, it is a great scenic location, relatively quiet, and "upscale", if that's important to you

I think that area of North Scottsdale is still undiscovered and underpriced. It is still undeveloped but growing very fast. I know that the Verdes golf course, Vista Verde is going to build 800 more homes in the next few years and two new grocery stores are opening on Rio Verde Drive. I think it is a good time to buy before prices are out of reach for average people like me. I am currently looking for a home in that area.
